What is the most important/basic question about the floor plan summarized in 130 characters?
- Where could it still be optimized? Would you recommend different window dimensions or sill heights?
- What do you think is poor or what would you do differently?
- A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
- Is the hallway on the ground floor too narrow?
- Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
- Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
- Is the kitchen size sufficient for a nice kitchen with an island?
What do you think about the floor plans?

I think at some point you reach the stage where you like the layout and it’s really just about centimeters or even window sizes, etc.Or at least decimeters, as you can see from your own sofa-piano dilemma. However, I’m already experiencing a bit too much deja vu with your thread ;-(Seriously: I can already sense the drywall phase coming up around the plumbing installations – the window size issue is already being discussed, even though it doesn’t involve roof windows in this case.

And to avoid failing, that’s why I’m asking here.I would also advise you, instead of just adding or subtracting centimeters here and there, to first consider what is important to you – Where do you spend the most time, which room is the most important to you? Do you want a view of nature from the sofa, or is it enough to have it from the dining table? These are things you won’t be able to change later. Then you might have your 4.5m (15 feet) distance to the TV, but that doesn’t necessarily improve your overall comfort.
I also think that model home parks can give you a different perspective on the spatial effect.

These are precisely the people who want to do everything correctly and still end up failing Note the "and," not "but" – even though some might wish it were a contradiction or at least a coincidence, it is actually a causal connection. The devil is in the details, specifically in each centimeter (0.4 inches) that, once focused on, clouds the view of what really matters.

And to avoid failing, that’s why I’m asking here. Where walls are built, crumbs will fall (or rather: where planning takes place, there will also be misplanning at first. Crumpling plans is like kissing frogs—you can see it as practice for the prince).

Option with a straight staircase and children’s room in the west:

One might question whether the wastewater disposal from the children’s bathroom will work, but since the utility room (HAR) is located relatively centrally, it is only 2m (6.5 ft) away. I think it could be feasible. However, only the general contractor (GC) would know for sure.
