What is the most important/basic question about the floor plan summarized in 130 characters?

  • Where could it still be optimized? Would you recommend different window dimensions or sill heights?
  • What do you think is poor or what would you do differently?
  • A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
  • Is the hallway on the ground floor too narrow?
  • Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
  • Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
  • Is the kitchen size sufficient for a nice kitchen with an island?

I’ll take a look at the house, thanks.
We’re not really into anything too unique. We prefer it simple. So with our floor plan, there’s no risk of it becoming a maze.

You’re right about the washing machine being upstairs. But the two bathrooms upstairs need to stay. Is it possible to create a nice niche in one of the bathrooms for the washer and dryer? The dryer can be stacked on top of the washing machine. It has to be in the bathroom because the water from our dryer needs to be drained.

Depending on how many additional costs you have planned, that might be enough. But as Kaho already mentioned – the selections and finishes phase is still ahead! Therefore, I would be very, very cautious about budgeting for extra costly items. Consider removing one shower, and avoid enlarging the house further. If a second bathroom is that important to you, the staircase should be moved upstairs and the corridor eliminated. Also, possibly skip the two sinks. Do you often use the bathroom with two people at the same time, and both need the sink simultaneously? Otherwise, opting for a wider single sink could save some space.

Do you think we are losing too much space to hallways? For example, the upstairs hallway could have been halved if the stair railing was not left open.

Is it possible to connect it to the wastewater system? Our dryer also has a container that needs to be emptied afterwards. However, we can connect the hose between the dryer and the container to a tap (similar to a washing machine). Even if your current dryer doesn’t have this feature, I would consider installing such a drain for the next one.

Put the floor plan aside for a moment.
Think again about what you really want.
Not a 4.5 m (15 feet) living room, but a cozy sofa with the dimensions y x z should fit in; the current 2 m (6.5 feet) between the couch and TV is too little.
Then adjust your floor plan accordingly.

I am in favor of a washing machine and dryer upstairs. Next to them, a sink for soaking stained clothes.
A separate children’s bathroom is a luxury. Better to have a practical bathroom without a separate toilet room, with enough space for everyone.
