ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

To give some credit to the helpers here: there have definitely been corrections that have gained broad agreement. It’s not true that everyone says something different and there is no consensus.

The fact that a thread has to be sifted through after more than 250 posts, with some off-topic contributions and others contradicting each other, is just the nature of the situation. This is not "lack of help," but simply means that as the original poster, you have to separate the wheat from the chaff yourself in such a long thread. Without complaining about the chaff, mind you. Its presence is unavoidable given the length of the discussion.

Also, there is a certain reluctance to seriously consider the changes that would really make a big difference. The main issue is "the room layout overwhelms the available floor area." In such cases, only compromise solutions can be developed, which naturally some will see as less than ideal. You will have to accept that. If you want 140-150 m² (1500-1600 sq ft) with three toilets, a specific room in a very particular spot, and possibly a staircase in a certain location, the options are limited—and you will always end up with rather small rooms, no matter what you do.

Are we at a petting zoo here? Come on! This is a construction forum. The industry has a tough tone, and the truth needs to be laid out clearly when it comes to an investment.
One really wonders what has happened to men these days. But that would actually be crossing the line, so I’ll stop here.

That’s drifting too far off-topic... Personally, I benefited from @kaho674. In my opinion, the problem here is that, for example, Katja was very motivated but then got somewhat held back; she actually meant well.

Maybe everyone should take a step back?!

PS: I really love the “sender-receiver model”!!!

If we had a flat plot with a regular two-story house, none of us (probably not even Karsten) would have thought of fitting all this into 150m² (1,615 sq ft).

But it doesn’t matter. My favorite client in my building area has an entrance hall larger than the living room, in a 150m² (1,615 sq ft) house. At least Frank listened to the suggestions and evaluated them for himself. Mine never had that chance. He’s thrilled with his generous foyer and justifies every word about the tiny living room where only a 3m x 3m (10 ft x 10 ft) sofa fits.

As I said, I’m definitely not a professional, but who here is? Just because everyone has built at least once before (we have too) and shares their experiences here, no one can tell me that things weren’t done in your houses that someone else would never do.

No one is an architect! Kaho is very helpful and takes the effort to present floor plans... that’s great, but as already mentioned here, if I, as the original poster, present a plan that I/we am already quite satisfied with, I would have expected suggestions for changes on this design that wouldn’t completely turn the entire plan upside down.

Please take a look at the latest drafts. Kaho, you mirrored the covered area, which was initially facing south into the garden, and placed it facing north! Why? Does someone want, not only for smokers, to at least have the option to look into the covered garden area during a rain shower? Why should I look north towards the street? I understand why—that otherwise your layout wouldn’t work at all (stairs…)—but I don’t see any sense or benefit for the covered area there.

Also, the room layout in your version! I was asked what is important to me/us, but I can’t see much of that reflected in the design. Compromises, sure, but you can’t just remove all wishes! Why three bathrooms? Yes, the guest toilet with 2 m (6.5 ft)² could go, but does that really make a big difference? I said we are open to hallway and staircase options, then it’s said here: “a staircase type has already been decided on,” which isn’t true!

As I said, it’s a shame, but that’s just my final comment. I’m not attacking anyone here, no matter how emotional some may take it. And this has nothing to do with “what’s wrong with the men...,” but it’s about style!!!
