ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

Eco uses the least water but the most electricity (or is it the other way around?). Anyway, it’s really annoying...
We usually use the standard cycle, occasionally intensive if there’s no plastic inside. Miele.

It just tends to accumulate more fat/protection/dirt/whatever. That actually makes sense, since less water and lower temperatures are used.

Whether that really matters, I have no idea.

I took a closer look:
The house could probably use about one meter (3 feet) more in width and then be one meter (3 feet) shorter in length. This way, you avoid having an excessively deep living area as well as the missing meter for placing the living and dining areas side by side. Unfortunately, the plans always assume 10.50 meters (34.4 feet) without considering this option.

Also, since the regular users of the stairs will be reduced by half, I would suggest setting the stair width to 90 cm (35 inches) instead of 100 cm (39 inches), and as mentioned before, use a spiral staircase on the lower floor.

And one more thing: Has anyone noticed that having three toilets for four people is really excessive? Guests can manage to go up a flight of stairs if necessary (party room builders plan this the same way), but I would simply design the ground floor bathroom without a toilet and instead have a frosted glass sliding door leading to the guest WC. This can be done elegantly and saves some square meters. Since you don’t have many guests every day, you can close the connecting door on those few occasions.

Sure. But Frank insists on it (in the sense of having both).
I would completely remove the bathroom downstairs and use the space more efficiently. But it’s not my money and it’s his house.

Guests can manage to use a staircase if needed (party house builders plan for this as well), but I would simply design the ground floor bathroom without a toilet and instead add a frosted glass sliding door to the guest toilet. This can be done elegantly and saves some square meters (square feet). Since you don’t have many guests every day, the connecting door can be locked on the few days guests are present.

Then please draw your optimal version!

Let me summarize now:

The dressing room ended up in the hallway = why is that? I would want to go directly from the dressing room into the bathroom, not through the hallway! Then there is access to the bathroom... next, you have fallen in love with it and are stuck... next... swap the kitchen and living area... next... then you hear the dishwasher noise... next... laundry room upstairs, with access to the terrace... next... I need access to the garden so laundry can be hung outside... and so on and so forth... It’s starting to feel like a comedy here!

Do you realize what has been happening over 46 pages??? Some people really want to help, but everyone???

For every version, no matter who it comes from, there are countless different opinions, preferences, and tastes. If we were all the same, there would only be one type of house and one layout!
