ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

Eeny, meeny, miny... You are the one who benefits from brainstorming! Or what is this? A forum!
Please delete everything and build your first proposal from page 1 – after all, you should never forget your roots, otherwise it can quickly turn into arrogance.

Well, here we are again, back where we started. When the arguments run out and if you summarize what has happened here over 46 pages, it gets below the belt! Sad, Kaho!!!

One should also reflect on whether my statements are true or not! One proposal, many different opinions, and none of them is right, no matter who’s involved! For pages, people have been debating even the right dishwasher! Apparently, there’s no perfect one, but everyone thinks theirs is the best!

And what does this have to do with arrogance? It’s “unfortunately” just an observation that it’s difficult to reach the desired goal here!

Of course, it’s unquestionable that we have also taken some positives from this, and I have thanked the relevant people for that!

Certainly, I made the mistake of thinking we could reach our goal faster with help and the experience of others. But that can only work if “both sides” are willing to make compromises. Here it’s called “too stubborn,” just because when building a new home, you naturally want to implement your personal wishes and ideas, which is completely normal!

Anyway, I would like to thank once again everyone who has helped us make progress! THANK YOU FOR THAT!!!

I had my floor plan reviewed here as well, and there were suggestions that I didn’t want to implement. For example, I was advised to swap the living room and kitchen. I didn’t want to do that because I didn’t want to walk straight into the kitchen from the hallway. There are good reasons why the people involved made these particular suggestions. But if you don’t like it, then that’s just how it is.

So everything is legitimate so far. You’re paying, so it’s all good.

Now that the decision is made and the planning is finalized, what is this going to cost? I won’t comment on it. We all know the amount you initially planned for in your very first post, so it would be interesting to see how it has developed.

@zaba: I stand by my word and will share the exact plan costs as soon as I have them. The builder knows our maximum budget including additional construction costs as well as retaining walls and terrain adjustments. So far, all the quotes have been below that amount.
