Hello everyone,
we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.
On the ground floor, there is a side entrance door on the right. The carport will be located there.
In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

Personally, I also think your wishes are too much for the ground floor. Although your house is over 12m (39 feet) wide, the rooms are all very small (except for your bathroom). It always feels like living in a 60m² (645 square feet) apartment. Is that what you want? The pantry would be way too small for all the building services... If you remove the dressing room, the wardrobes still need to go somewhere... That was okay in the past, but who does that in 2019 apart from for the kids???
Yes, it is still done. A 7 sqm (75 sq ft) room, which is very cramped for 2.4 sqm (26 sq ft) of floor space. Dressing rooms or walk-in closets are common in a 140 sqm (1507 sq ft) house with 2 children's bedrooms.

As I said, I don’t think the current floor plan is bad—just the rooms feel a bit tight to me. Everything is quite compact. But not unlivable. So why not?!
This one was created more or less on the side while tinkering. Not really an improvement, but sometimes you notice a detail you like.
Small mechanical room on the ground floor—with the utility room still upstairs. Of course, you could swap those around. The floor area should be about the same. (Orientation reversed—sorry) The goal was, among other things, a short route from the parking space to the front door and kitchen. Spaciousness doesn’t really come into the house this way either. Downstairs is just too much for that.

We have now decided on our version and are waiting to see if our architect will make any further optimizations. All of your variants and suggestions have their merits, but they simply don’t suit us!
A utility room upstairs—that’s just not us! Everyone has their own ideas after all!
