ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

You need to be more specific about what you like and don’t like about your floor plan. What is a "must-have" and what could be changed? Otherwise, you could just keep your last floor plan as it is and be done with it. So, what bothers you about it?

You mentioned you’d like an open staircase to prevent the hallway from feeling too bulky. That’s how I understood it at least. With my last suggestion, I was mainly focused on the size and furniture layout of the living room. But it seems you prefer your current floor plan instead.

The "parent’s area" also forms a unit with its own door. Is that good for you, or don’t you like the arrangement of bedroom, bathroom, and dressing area?
And so on.

Come on, tell me a bit more. Keep in mind what it will cost you—that usually helps keep you motivated.

Optimization is successful when you start out willing to change everything, and the result accidentally ends up very similar to the original model – not when setting out with the goal to change only a little.

Your desired room layout does not really match the house size. As a result, you have too little space for living and dining.

Perhaps my comments are a bit direct.
  • Small guest toilet on the ground floor

  • Bathroom 10–12m² (107–129 sq ft) with an open shower without glass wall and T-divider

It can also be smaller. Size isn’t everything.
  • Bedroom dimensions in my current design would be sufficient

Okay
  • Walk-in closet for two 1–1.5m (3.3–5 ft) units (min. 2m – max. 3m (6.6–9.8 ft) total for closet modules)

Why a walk-in closet? That’s not much closet space. You won’t find a floor plan with your planned house size that includes a walk-in closet.
  • Utility room on the ground floor, if possible with outside access from the carport (but not mandatory)

Why on the ground floor? It doesn’t hurt to have the fuse box and such upstairs.
  • If possible, a small covered area for smokers (my wife and guests), but this is definitely not a must!

I can understand that. I wouldn’t want it in front of the bedroom.
  • Bar counter for 3 people to sit at in the kitchen area

Why? The dining table is just a few centimeters (inches) away.
  • Kitchen in U-shape or two rows

I would relocate building services upstairs. Remove the walk-in closet. Make the bedroom a bit larger. Bathroom about 10m² (107 sq ft). Pantry for the washing machine later. Kitchen with two rows, no bar counter.

Personally, I also find your wishes too much for the ground floor. Even though your house is over 12m (39 feet) wide, all the rooms are very small (except for your bathroom). It always feels like living in a 60m² (645 square feet) apartment. Is that what you want?
