Hello,

we are currently planning a two-family house with one apartment on the ground floor and one apartment in the attic.

What do you think of our design?

Our thoughts were as follows:
- rectangular house with a pitched roof and two full floors
- plot only 20 meters (66 feet) wide, double garage must fit next to it (approx. 6 x 7 m (20 x 23 feet))
- house dimensions 9.5 m x 13 m (31 x 43 feet)
- utility room planned at the front, facing the street, for shorter piping runs
- entrance at the front or not far from the garage, possibly with a canopy later
- double garage (prefabricated, not solid masonry) on the property line, leaving a 1.5 m (5 feet) walkway between house and garage
- no basement for cost reasons

I still need to upload the ground floor plan.

Does our planning make sense?

- to complete the initial thread
- to mark 40cm (16 inches) exterior walls and 20cm (8 inches) interior walls.
- Stair length as shown in the initial thread

Yes, without the ground floor plan, site plan, and other information from our questionnaire, it doesn’t make much sense.
A design is something different; I would call this more of a sketch.
That’s perfectly fine to start with a sketch, but then it only makes sense to adapt the layout (mainly the ground floor, the upper floor will then follow) to the plot 🙂

What is the material or construction method behind what you see there (once you open the PDF; image formats would be more practical here)?

I wouldn’t place the guest toilet far from the apartment entrance and the main bathroom. The bedroom is too small, while the hallway is very spacious (in terms of floor space). Including the staircase, these external dimensions will result in about 100 square meters (1,076 square feet) per floor (with straight exterior walls).

This is a rough sketch I made to start working towards the ideal floor plan. It will, of course, need to be adjusted later by a professional.

Why does the guest toilet have to be near the entrance? I thought guests mainly stay in the living room. There is a bathroom by the entrance. The hallway could still be made a bit smaller. The bedroom layout is not yet optimal.

Here are the details:
Location: new residential area, no current development
Plot size: approximately 655 sqm (7046 sq ft), about 20 x 32 m (66 x 105 ft)
No slope, only a slight incline
Site coverage ratio: 0.4, floor area ratio: 0.8
Building line: 15 m (49 ft)
Maximum ridge height: 9 m (30 ft), measured from the top edge of the ground floor structural floor (this may exceed the average height of the street level adjacent to the plot by a maximum of 50 cm (20 inches))
Two full stories allowed

Plan: duplex with 2 full stories
Rectangular, without any unnecessary details

So, I gave it another try.
This time, I took the interior and exterior walls into account.
The staircase didn’t work properly in the software. I hope it’s acceptable this way.

About the location:
There is a street in front of the house (currently under construction).
Towards the future garden, there is a relatively busy street (noisy). Therefore, the idea is that the children’s rooms and bedrooms should not face the back.
The living room faces southeast.
The utility room is next to the garage. Currently, there is a 1 m (3 feet) corridor between the house and the garage.

The area within 3 m (10 feet) from the street is non-buildable, and then the building line starts at 15 m (50 feet) towards the rear.
