After spending some days researching, I would now like to ask for your help. We want to build soon, but this depends on acquiring a suitable plot of land. Our municipality, where we plan to build, has very few plots available. Unfortunately, the few that are offered are tied to specific developers. Hiring a general contractor is not an option due to the high costs, so we are left with the other company for which we are currently designing a floor plan. This is exactly where I would like to ask for your support and opinions.
For the plot, around 100,000 (including all additional costs) is already due for our rural area, and since taking on individual construction tasks ourselves during the build hardly seems worthwhile, we currently plan to finish the attic on our own in about three to five years for cost reasons. The ground floor, with a maximum of 160 m² (1,722 sq ft), will be sufficient for us for the time being (family with two children). The house is planned as a bungalow with what will probably be a single-pitched roof. If you need any additional information, please ask.

I’m not an expert, but generally, a bungalow tends to be more expensive than a similarly sized one-and-a-half-story house. Are you aware of that? Is a bungalow what you actually want?
What I don’t like about the design is that the children are supposed to use the guest toilet as the main bathroom. The layout (for a bungalow) should be arranged so that everyone can use the large bathroom, and the guest toilet remains just that – possibly with occasional use of the shower, which will probably be very rare! The master bedroom is a bit unusual, and the dining room seems too small to me.
Is this your own design? You might want to ask the builder to provide or offer you some alternatives. It’s important to separate private and public areas.

Thank you for the responses. The private area definitely still needs improvement. However, I’m not sure how to design it better. For the sleeping area, we only need enough space for the bed. Of course, you should still be able to walk normally. I have difficulty designing if I swap the bathroom and the bedroom.
The bathrooms are my wife’s specific request. In the end, the kids have their toilet, and we have ours. And if someone ever visits (which actually happens much less often than we would like), it will be "shared."
For orientation (including sizes), we referred to another design. Otherwise, almost everything was newly created or changed.

We understand that a one-and-a-half-story house is more cost-effective when the 160m² (1,722 sq ft) are divided over two levels. However, we want our living area on the ground floor, so a different layout is not really possible. Do you have any other ideas? So far, we haven’t found a better solution. Even the consultant from the construction company couldn’t provide any suggestions. 🙁

The plan is to have a guest/work room, a hobby room, and storage space for our stuff. For the first few years, the boys will share one room, and the second bedroom will temporarily be the office. That is the current plan. Since we have designed a bungalow with a shed roof (mono-pitched roof) with a lowered and a raised side, only the higher north side—meaning everything except the parents’ bedroom and the living room—will be developed. This amounts to about 70m² (750 sq ft) of additional space, which we will convert ourselves.
Are you building with a basement? Otherwise, the utility room will hardly be sufficient. All the heating equipment, electrical installations, and so on need to go somewhere.
