Why was the design created as it is now? The design is almost exactly what we planned. Only the room sizes and layout were adjusted.

I would simply like to know if at first or second glance the layout could be more functional. Thank you very much.

Do you have two children, aged 3 and 0.5 years?

The price seems reasonable to me, even for Saxony-Anhalt.
Please check the detailed scope of work.

Can you attach a site plan?

The utility room for laundry, building services, etc., seems very small to me.
There is hardly any space for a cloakroom.
Like @Nordlys, I would plan a proper staircase to the attic.
For storage space, future expansion, etc.

Without measurements, it is difficult to assess the floor plan. I do not see any major mistakes.
Be sure to mark your desired and existing furniture.

Hello,

the 3 stands for the number of people, and the little boy will remain an only child.

I will check the site plan later.
But the plot measures approximately 23 x 36 m (75 x 118 ft) in width and length. The front area is to be built with a 3 m (10 ft) setback from the right and front boundaries. The driveway to the carport will be on the left side.
The terrace will face south.

A few remarks.
Swap the utility room with the guest toilet. This will give you plenty of space for a U-shaped staircase that connects the attic like a basement, providing you with a lot of easily accessible storage space. I’m attaching pictures.
Enlarge the office by the now free guest toilet area, but use this space not as an office, rather as a utility and technical room. Build a back door there, cabinets for canned goods, a shoe rack, coat closet, washing machine, dryer, a utility sink for dirty tasks and mopping water, electrical panel, heating system, water tank, and telecom access. This is feasible.
And the office? Put it in the attic, since it’s mainly for ironing and gaming anyway—so not very important. The rest of the attic can be used as storage space for whatever you want.
I don’t like the T-shaped layout in the bathroom. Why do two adults and a child need two sinks? Good is the wall space in the bathroom for a vertical radiator for towels and such. We use an IKEA Malm dresser for that. Bathroom furniture is massively overpriced and not worth the money. That’s it for now. Otherwise, a good preliminary plan. By avoiding too many sliding doors and/or floor-to-ceiling windows, you can build cost-effectively. The extra cost for the staircase plus a walkable attic floor plus, say, two Velux windows upstairs should be around 12–14 (thousand). You get that back by omitting the walk-in closet; a bedroom wardrobe works just as well, especially since your dressing room is just a gimmick anyway. Walk-in closet, nothing else, simplified bathroom with concentrated toilet drainage in one area—according to my plan, the toilets could be drained together if designed that way. K.
