ᐅ Double Garage: Masonry vs. Prefabricated vs. Carport

Hello,

since all the developers so far have refused to include a garage in their offer (referring me to prefabricated garage manufacturers), I want to ask how and where you have built your garages and what the price differences are.

I definitely want to make full use of the 6x9m (20x30 ft) boundary build limit.

Ideally, I would prefer a double garage, but apparently, that is too expensive...

If necessary, a carport would also work, but a carport of that size with a storage shed wouldn’t be much cheaper, right? Especially since I would still have to pave the area...

Are prefabricated garages any good? The house will have a brick veneer, and I think with a prefabricated garage I would lose a lot of interior space due to the double exterior walls.

Also, I would like to have a door connecting to the utility room.

if you choose a reputable manufacturer of prefabricated garages, your requests should be easy to accommodate.

A precast concrete garage usually offers larger interior dimensions with the same exterior measurements. For example, our garage walls are only 8 cm (3 inches) thick. This is significantly thinner than a standard masonry wall. Even if you add a brick veneer to the garage, the walls will likely still be thinner than those of a traditional masonry garage.

Having a door to the utility room shouldn’t be a problem either.

My younger brother also has a prefabricated concrete double garage with an extra door and is very satisfied with it.

What price do you consider too expensive for a double garage of this size?

I have a quote here of just over 17,000 EUR plus foundation for a 6x8 meter (20x26 feet) garage.

This includes sectional doors, an internal wall recess, and an external door.

I was roughly given a price of 30K, including a door to the utility room and one at the back. Won't the garage become too wide if brick cladding still needs to be done?
17K€ seems like a bargain, even a carport is supposed to cost around 20K€.

Is delivery and assembly extra? What about the cost of the foundation slab?

Our supplier casts both of our garages (each custom-sized) individually. So, in your case, the brick cladding could also be included and taken into account accordingly.

Our two garages (one 3.08m (10 feet) x 7.00m (23 feet), and one 2.96m (10 feet) x 6.00m (20 feet)) come with an electric sectional door at the front, a door on one side, a hinged door at the back of the other garage, a comprehensive electrical package, and spotlights in the front door lintels, all for a total of 18,000 euros – delivered complete and ready for use.

A proper concrete garage like this does not need a full slab foundation – two strip footings are sufficient, as the garage itself has a concrete floor.

As part of my current construction project, I am including the following garage:

9 x 6 m (30 x 20 feet)
An electrically operated sectional door.
17.5 cm (7 inches) hollow brick walls.
Exterior render matching the house.
One exterior door plus one window.

Cost (including the foundation slab) under €21,000.
