ᐅ Prefabricated concrete and steel garages, current prices?

Hello everyone! I’m new here—so please don’t be too harsh if something isn’t quite right ;-)

We are currently trying to have a house built and are working on selecting a suitable garage. The price developments in recent months (I had already requested a financing offer) have really shocked me.

Because of the price (unfortunately, I can’t do this myself and I don’t want to “sell a kidney”), we are considering either precast concrete garages or steel garages. I have requested quotes for both, and the prices are basically at a similar level. The foundation for a precast concrete garage is somewhat more complex, and I might also have to pay for the crane.

We want to build a double garage with an attached storage room for stuff (bicycles, tires, suitcases, tools, etc.) and a double garage with a sectional door (with motorized opener). The storage room will have a door but no window is planned. The dimensions are: width 9 m (30 feet) * length 6 m (20 feet).

The current prices I found in my research (excluding earthworks and foundation) are:

Steel garages: about 26,000 euros.
Precast concrete garage: approximately 28,000 euros.

Have prices really exploded that much? Have you had similar experiences?

So far, you haven’t shared enough details about your construction project, but it’s difficult to provide a reasonable answer based on this question alone, and "42" probably wouldn’t help much either. From what I gather, the house next to the garage is not yet built – but beyond that, we would have to speculate about its construction progress. Precast concrete or steel garages can sometimes be surprisingly similar in price, but otherwise, there are very few such straightforward comparisons between apples and oranges (I have experience with several types of garages). By the way, you won’t find a garage thread from me where I don’t recommend a lightweight concrete precast garage.

What information should I provide? I’ll give it a try: the building project is currently in the planning permission (building permit) phase. It will be a detached single-family house (prefabricated house) with a detached garage (not connected to the house). Financing is secured, and the building permit application has been submitted.
The plot is large and we are not building a basement. Therefore, we want a slightly larger garage to also store bicycles, bike racks, strollers, suitcases, and other miscellaneous items.

I don’t really have extravagant requirements for the garage. I want it to be low-maintenance (so wood is out in my opinion) and as durable as possible. Also, the items stored next to the cars should be kept dry and reasonably secure. 🙂 If these requirements can be met, price will be the main factor for me, as we currently face quite a few costs.

I hadn’t really considered garages made of aerated concrete before.

At the end of last year, we purchased a two-story garage from a prefabricated garage manufacturer (not yet delivered). The lower garage will have an opening facing the garden with a window and a door, while the upper garage will have a gate facing the street, M-profile woodgrain texture, RAL color, and electric operation. The sealing of the upper garage including the parapet will be done by our roofer. The lower garage has reinforced and sealed walls and will be backfilled with soil. The dimensions are the standard 3 x 6 meters (10 x 20 feet), and the upper garage is plastered. The costs amount to about 22,700€ for the garages, 500€ for materials for the sealing and parapet, the foundation is not yet finalized (probably around 3,500€). The crane rental is additional and is expected to be about 2,300€ according to the quote.

Then use the forum and share the design plans. Now you can still receive valuable suggestions.

That is by no means a valid excuse to equate concrete and steel garages as comparable options. You will find numerous threads here about prefabricated garage materials (and by using the keyword "Bimsfertigbau" in the forum search, you will find at least the mentioned threads with my explanations).

And regarding the responses: we have already requested quotes from four suppliers and have chosen the most affordable offer 🙄
