ᐅ Double Garage: Masonry vs. Prefabricated vs. Carport

Hello,

since all the developers so far have refused to include a garage in their offer (referring me to prefabricated garage manufacturers), I want to ask how and where you have built your garages and what the price differences are.

I definitely want to make full use of the 6x9m (20x30 ft) boundary build limit.

Ideally, I would prefer a double garage, but apparently, that is too expensive...

If necessary, a carport would also work, but a carport of that size with a storage shed wouldn’t be much cheaper, right? Especially since I would still have to pave the area...

Are prefabricated garages any good? The house will have a brick veneer, and I think with a prefabricated garage I would lose a lot of interior space due to the double exterior walls.

Also, I would like to have a door connecting to the utility room.

Thank you for the kind replies; I appreciate every private message with a recommendation for a supplier! Since the price differences seem smaller than expected, I have decided to go with a garage after all. Unfortunately, none of my preferred floor plans include an attached garage. Most of the time, the guest bathroom window gets in the way. Could you also share your floor plans with me? Am I correct in understanding that I only need to plan the door and windows initially and can add the garage later on? Or should I submit the building permit / planning permission application for the entire project right away?

Well, you always need a window in the utility room. Have you all installed terrace doors with locking cylinders if you have a carport? Are there also visually appealing fire-rated doors? In case you don’t build a garage right away and want to keep that option open?

Hello!

There are doors with windows. We are installing one like that, which also has a lock cylinder. The exact model is not yet decided.

I think you should discuss your requirements with a qualified architect. Your needs don’t seem to be particularly unusual.

Hello!

I’m joining in here.
We also want to build a double garage with a storage room (6 x 9 m (20 x 30 ft)), preferably with a gable roof (22°).
However, we want the storage room next to the garage, not behind it (see photo below).
The challenge is that the garage should be located on the left side of the property and rotated 90° relative to the house.
In front of the house, there is a long canopy (an extension of the ground floor ceiling).

So far, I have three quotes:
Hansebeton: €22,000 including everything, but with a flat roof and a specific height.
Garagenklaus: €28,000, also with a flat roof.
Masonry garage: €32,000 from the general contractor.

The problem with the prefabricated garages is that we want to match the height of the canopy, which is around 2.71 m (8 ft 11 in).
Do you have any insider tips?

What about the access road to the garage? Doesn't it require approval from the neighbors if it is built on the property boundary?
