ᐅ Double Garage: Masonry vs. Prefabricated vs. Carport

Hello,

since all the developers so far have refused to include a garage in their offer (referring me to prefabricated garage manufacturers), I want to ask how and where you have built your garages and what the price differences are.

I definitely want to make full use of the 6x9m (20x30 ft) boundary build limit.

Ideally, I would prefer a double garage, but apparently, that is too expensive...

If necessary, a carport would also work, but a carport of that size with a storage shed wouldn’t be much cheaper, right? Especially since I would still have to pave the area...

Are prefabricated garages any good? The house will have a brick veneer, and I think with a prefabricated garage I would lose a lot of interior space due to the double exterior walls.

Also, I would like to have a door connecting to the utility room.

Hello everyone,

We are currently looking for a garage supplier alongside a construction company. Ideally, 6x9m (20x30 feet). Unfortunately, the roof has to be greened or have a 20° pitch, and brick cladding is also required.

What prices have you been seeing recently? Presumably, prices are rising significantly there as well.

Which costs more: green roofing or a tiled roof (is the latter suitable for border building)?

bu-gesucht, your requirements sound very familiar to me, to the point that I’m wondering whether these are common demands nowadays or if you’re planning to build in the same development as we are... Could you tell me where in Northern Ireland you want to build?

Our current favorite for house construction quoted us a “ballpark figure” of 29,000 euros for the double garage with a green flat roof, measuring 6 x 9 meters (20 x 30 feet), including the foundation slab and an electric sectional door from Hörmann that matches the house’s style. The space is divided into 6 x 6 meters (20 x 20 feet) for the actual garage, 3 x 3 meters (10 x 10 feet) for the technical room (resulting in more space inside the house where only a utility room remains), and a 3 x 3 meters (10 x 10 feet) storage room with a separate external door. This also includes a 22 kW three-phase AC wallbox, which is managed via the energy control center. The charging can be powered exclusively by the photovoltaic system or, if needed, supplemented with full grid power from the energy provider.

I’m curious whether this “ballpark figure” will hold in the final quote.

That would be a pretty good price in my opinion.

However, "suitable for green roof" does not mean it is already greened. I would budget another 3,000 to 4,000 euros for that.

Unbelievable, 29,000 considered a "good price"?

I recently received an offer and already found it too expensive: a prefabricated garage measuring 3.48 x 6.00 x 2.64 meters (11.4 x 19.7 x 8.7 feet). It includes a ventilation opening in the rear wall, a washable interior finish (coarse-textured plaster), a concrete floor with slope towards the door, a roof designed for green roofing (+ structural reinforcement for snow load), a sectional door, a rear door leading to the terrace exit, an electrical package (sockets), a sliding bearing for paving connection—and all this for 11,700€ (euros). However, we were able to negotiate the price, so it ended up even cheaper in the end.

Then multiply your price by 2.5 to reach the size of the original poster’s project. Plus foundations and earthworks. Drainage is also missing. And then it’s just the prefab element, not masonry.
Plus the landscaping.

Really fully finished in 6 x 9 m (20 x 30 ft) including landscaping for under €35,000, whether prefab or masonry, would be very good in my opinion. That might be possible with a timber frame, but then the landscaping might not work anymore.

The foundation is handled by the structural builder in our case, and the drainage is also done together with the house. Overall, for the services mentioned above, we are at 9000€.

I would definitely recommend getting several quotes and negotiating as well.
