since all the developers so far have refused to include a garage in their offer (referring me to prefabricated garage manufacturers), I want to ask how and where you have built your garages and what the price differences are.
I definitely want to make full use of the 6x9m (20x30 ft) boundary build limit.
Ideally, I would prefer a double garage, but apparently, that is too expensive...
If necessary, a carport would also work, but a carport of that size with a storage shed wouldn’t be much cheaper, right? Especially since I would still have to pave the area...
Are prefabricated garages any good? The house will have a brick veneer, and I think with a prefabricated garage I would lose a lot of interior space due to the double exterior walls.
Also, I would like to have a door connecting to the utility room.

Our architect has designed a double garage with a separate storage room and direct access to the house. The roof will be a flat roof covered with gravel. The external dimensions are 6m x 9m x 2.6m (20ft x 30ft x 8.5ft). The cost estimate given is 300 €/m³ (17.65 USD/ft³), which amounts to a hefty 43,000€ for the garage. That really shocked us. The prices I’ve seen here are all significantly lower. Before we consider removing or downsizing the garage for cost reasons, I wanted to get your opinion.
How do you assess this cost estimate? What would you expect to pay for a masonry garage with the above dimensions?
An alternative would be a precast concrete garage or building it ourselves.

Baumhaus.Bau26 Jun 2017 09:44For a masonry garage of that size, our general contractor requested something similar. When this was discussed back then, the cost was estimated at around €40,000. That was definitely too expensive for us.
For this reason, we switched to a prefabricated garage. If you choose a three-part precast concrete garage, the price is roughly half. Even cheaper options are metal prefabricated garages...

I have already received quotes of 25,000€ for prefabricated concrete garages with the dimensions mentioned above. Additionally, a foundation is required. Even then, you would save almost 20,000€. Especially considering that the masonry garage didn’t even include an electric garage door opener.
