ᐅ Double Garage: Masonry vs. Prefabricated vs. Carport

Hello,

since all the developers so far have refused to include a garage in their offer (referring me to prefabricated garage manufacturers), I want to ask how and where you have built your garages and what the price differences are.

I definitely want to make full use of the 6x9m (20x30 ft) boundary build limit.

Ideally, I would prefer a double garage, but apparently, that is too expensive...

If necessary, a carport would also work, but a carport of that size with a storage shed wouldn’t be much cheaper, right? Especially since I would still have to pave the area...

Are prefabricated garages any good? The house will have a brick veneer, and I think with a prefabricated garage I would lose a lot of interior space due to the double exterior walls.

Also, I would like to have a door connecting to the utility room.

That sounds great. So I won't have to do without a garage...

I just checked the Zapf website, but unfortunately, there are no prices listed.

Could you share your suppliers with me? Private messages are also fine...

Hello!

My builder is a local construction company. Since I received a similar offer from a second company in my area, I believe this might be a common price in "my region."

I’m happy to share my builder's details if that would be helpful. The region is south of Hannover.

We were also offered prices around 16,000 for a prefabricated garage plus carport.

Does anyone know if it gets much more expensive if I want to make the garage accessible (as a balcony)? Would building right up to the boundary still be allowed then?

A terrace on top of a garage no longer classifies as a garage and therefore is not usually approved under standard building permits / planning permissions, unless perhaps the neighbor has the same structure directly next door.

A prefabricated garage becomes more expensive if it has to support heavier loads. Additionally, fall protection and other safety measures are required...

In Lower Saxony, there is a company called Hansebeton that, as far as I can tell, can provide a garage according to your specifications. An acquaintance purchased a garage from them, and I think it looks great (even with brick facing!).
