Hello everyone,

my name is Mike and I’m 30 years old.
After reading through several threads where floor plans were thoroughly analyzed and honestly evaluated, I would appreciate it if some of you could take the time to freely share your thoughts on my floor plan as well.

I am fully aware that I have hardly any idea how to properly create a floor plan and ask for your understanding. As the saying goes: "He always tried his best within his means."

About the plan:

The plot has been purchased. Construction is planned to start at the end of next year.

We will get advice from an architect at the end of this year, but my fiancée and I want to use the time we have wisely and have a floor plan as early as possible that fully satisfies us.

Why exactly 12m (40 feet)? Why not 10 to 12m (33 to 40 feet)? What is on the southwest side? What about the north and south sides?

The plot is 30m (98 feet) wide, and we already find the 12m (39 feet) depth somewhat borderline. In our opinion, there is a risk that the garden will feel too narrow and elongated.
The surrounding plots are all developed with two-story buildings. Some are closer to us, others are further away...

Oh, sorry, it looked a bit compressed without the measurements. In the end, the house would extend about the same distance into the garden, because we would also need to move your floor plan slightly upwards to allow enough space for the car to turn around, and then we have to take the wall thickness into account...
But it’s a nice new idea that I will definitely incorporate into another floor plan for myself. This way, the garden on the right would be a bit larger.

Unfortunately, I won’t have much time in the next few days, so the decision-making might take a little while ^^
