After reading through several threads where floor plans were thoroughly analyzed and honestly evaluated, I would appreciate it if some of you could take the time to freely share your thoughts on my floor plan as well.
I am fully aware that I have hardly any idea how to properly create a floor plan and ask for your understanding. As the saying goes: "He always tried his best within his means."
About the plan:
The plot has been purchased. Construction is planned to start at the end of next year.
We will get advice from an architect at the end of this year, but my fiancée and I want to use the time we have wisely and have a floor plan as early as possible that fully satisfies us.

Connection costs have already been requested in detail from the utility providers and taken into account (also considering the approximately 42m (138 feet) distance to the house).
The partial service of an architect to contact tradespeople and obtain quotes is based on the architect’s proposal. Perhaps I was not clear.
The scheduling, which I am unable to manage, will be handled by the shell construction company (probably this means the financial profit will not be as high anymore, this will still be discussed with the company, but we first need a floor plan).

The position of the house in relation to the plot must be taken into account.
- On one hand, it must not be closer than 5m (16 feet) to the eastern boundary to allow a turning maneuver with the car.
- The distance from the house to the southwest boundary should be no less than 12m (39 feet); every meter counts (this boundary line is angled, and so far it was planned to use the "left part" of the garden as the main outdoor area, as this is the most generous space).
- The living room / kitchen / dining area should be at least 60sqm (645 sqft).
- Otherwise, the bathroom and utility room should not be made smaller.
- Bedrooms should be acoustically separated from the hallway, bathroom, children’s room, and living area (it is not a problem if access to the bathroom is via the hallway and walk-in closet).

That’s exactly how I approached it at the beginning as well. Minimum 60, preferably 65 sqm (645, preferably 700 sq ft).
However, it’s not the square meters that determine the usability and feel of a room, but how functional the space is.
Our kitchen/dining area is 31 sqm (333 sq ft), the living room is 22 sqm (237 sq ft), and it is easier to furnish than some 60 or 65 sqm (645 or 700 sq ft) rooms.
That’s exactly how your living room feels to me as well.
The sofa can only be about 3.05 m (10 ft) wide at most so it doesn’t stick out. How big is the sofa you want?
How big is the kitchen island? 1.50 x 0.90 m (59 x 35 inches)? That’s certainly sufficient, but not very generous.
How big is the dining table? Marked with a clearance of 1.70 x 0.80 m (67 x 31 inches)? That seems very small to me.
On the other hand, the two seats in front of the fireplace seem like fillers to me. Do you really use them like in a classic fireplace room?

However, I like large living rooms that still feel cozy with "warm colors" (wood furniture, possibly wood flooring or wood-look tiles). Even if they are no longer small and cozy.

In winter, it serves as a reading corner.

Thank you also for your drawing, but when I apply it proportionally to the plot, there is hardly any garden space left toward the terrace.

Unlike many of the large houses and living rooms shown here in the forum, our living-dining area is quite small at around 30m² (320 sq ft). Despite the relatively modest size, the room initially sounded like a train station hall due to the wood-look tiles. Large canvas prints, plants, and decorations have helped reduce the echo, but I don’t want to imagine how that would feel in a 60m² (645 sq ft) room.
Definitely a good point, but we have seen two model homes where the living/dining/kitchen area was about 70sqm (750 sq ft) and still did not have any noticeable echo. Probably depends on the furnishings??!
In our case, large indoor plants will be placed in every possible corner... for everything without flowers, we have a green thumb (or rather Seramis).
