Malz1902Hello everyone,
Due to a building setback on the plot, the house cannot be built as originally planned.
We have now designed a new floor plan ourselves.
Please share your opinions. Should anything still be changed or considered?
Plot size 369 sqm (3970 sq ft)
House size 9 x 9 meters (30 x 30 feet)
The house will have a basement
Thank you in advance

I could only quickly check on my phone and immediately noticed the 60cm (24 inches) gap between the wardrobes in the walk-in closet. That just won’t work. I’ll provide more details from my PC later.

Doc.Schnaggls23 Nov 2016 15:01Hello,
I’m not really convinced by the floor plan.
It’s also difficult to judge because there are no detailed measurements or orientation shown.
At first glance, the following points stood out to me:
Ground floor:
The doors of the storage room, bathroom, and basement stairs all open into the hallway – this could pose a safety risk when opening inward (children?).
The shower in the bathroom seems very small.
The kitchen door is not ideally placed – if the furniture is arranged as planned, you first have to turn toward the living/dining area, then close the door, and only then enter the kitchen. The passage might be too narrow when the door is open. In this setup, I would consider removing the door entirely and entering through the living/dining area instead.
Upper floor:
A 60 cm (24 inches) wide passage in the walk-in closet is not workable – you can’t even get a laundry basket through. I also doubt you can fully open the cabinet doors unless sliding doors are planned.
How big is the bed shown? The 79 cm (31 inches) passage here is also tight – once you account for the headboard and bed frame, you’ll likely face the same problem as in the walk-in closet.
The hallway will be very dark if there are no transom windows or glass panels in the doors.
The space around the toilet seems too narrow.
Where is the 2 m (6 ft 7 in) clearance line? At least at one of the sinks in the bathroom, standing height might be an issue.
The children’s room (top of the plan) has only one window, which could cause insufficient natural light. It might be worth considering a double casement window.
Don’t take it the wrong way, but overall the design has so many problematic aspects that I wouldn’t build it as is.
Get professional help – ideally, write a kind of “requirements specification” listing what you absolutely need and what you would like, and then see what ideas the professionals come up with.
Best regards,
Dirk
