We are still at the beginning of the planning phase with the main question: Where should we position the house to ensure the best possible daylight for the rooms, avoid disturbing neighbors, and achieve a harmonious overall appearance? Maybe someone has ideas for a possible floor plan. My ideas are currently limited to almost square layouts... (if anyone wants to take a look?)

Attached is an image to clarify how the plot fits into the neighboring buildings. To the east is a two-story shed roof house with living rooms facing south and the entrance on the west side; to the west is a two-story gable roof house with living areas facing north. Currently, there is a holiday bungalow on the property, which must be demolished before construction begins.

How do you arrive at the 125 m² (1,345 sq ft) that are allowed to be built?
What about ancillary buildings?

The house of the eastern neighbor casts a shadow; I would start the south-facing terrace exactly at this shadow line, extending 4-5m (13-16 feet) deep towards the north, and place the house there facing north. The reason is that on all four sides you look out onto gardens, with no direct neighbors and plenty of greenery.

The 125 m² (1,345 sq ft) was specified to us by the building authority.

Reason: on all four sides, you look into gardens, no neighbors facing you, and everything is green.

That sounds good! And it should fit within the 40m (131 feet) depth we are allowed to build toward the back.
