I am new here, so please forgive me if I have not included all the information right away. I can gladly provide more details if needed.

We are currently remodeling the upper floor completely to create a separate apartment for ourselves. My parents-in-law will remain in the ground floor. Everything will be fully separated, meaning a separate staircase, cellar partition, etc.

I have followed the guideline somewhat. I hope the information is sufficient; otherwise, I can provide more as mentioned.

What is the most important/basic question about the floor plan in 130 characters?

  • So far, I am very satisfied with the plan. It basically reflects what we envision. Still, I’d love to hear opinions—perhaps we are a bit biased.
  • The children’s room door will be moved down so that the parents’ area can be fully separated with a door in front of the master bathroom.
  • The only concern is the children’s bathroom and guest WC—I don’t see how to make them larger. Do you think this will work and look good?

Living room and kitchen SW

Upper Floor
Gray walls are existing structure
East and south sides face municipal roads

I am aware that the possibilities are relatively limited due to the existing structure. Nevertheless, I look forward to your suggestions and tips.

I don’t see that as a problem. So far, I’ve never needed a sink for washing; my dryer has a wastewater hose.

But for rinsing out the lint filter (we actually have two of them), it’s quite practical...

Hmm, that's true, but I use it so rarely that I don’t need a separate utility sink for it. It probably also depends on the dryer.

I would never want my washing machine and dryer without a utility sink nearby.

It’s not just about cleaning the lint filter or emptying the condensate water. My dryer also needs its condenser cleaned from time to time. Do you really want to carry it across half the house for that?

For heavy soiling, I sometimes pre-clean. Either let detergent soak in, soak items, or at least (which we did quite often during the garden landscaping phase) wash off coarse dirt before putting the item into the washing machine for a joint wash with the other laundry.

We have a really small utility room, but having a utility sink was a must!

(In my ideal utility room, I would also have space for a sewing station, where the sewing machine stands permanently and small repairs could be done quickly and easily without having to fetch the machine, set it up, plug it in, thread it, sew, unplug, pack up, and put it away again – but then we would have had to give up the sauna. So it’s better to just bring out the sewing machine each time *g*))

I’m by no means a floor plan expert, but to me it looks a bit boxy, more like the often-mentioned Tetris.

Depending on what your husband plans to do in the office, a restroom should also be accessible from there if customers are expected. The idea of having it combined with the laundry area has already been mentioned and would be an absolute no-go for me due to heat, comfort, and noise. Does the house not have a basement or a shared room, as is typical in a condominium? I would also combine the two small bathrooms into one, although I generally like having a separate guest toilet.

That probably works only in theory. In practice, I have to chuckle imagining some of the situations that could arise.

Guests rarely use the guest toilet, but the small bathroom is always for you. So, I wouldn’t do it that way.

I don’t have a direct idea right now, but I would rather take almost 2sqm (about 21.5 sq ft) from the pantry and turn it into a guest toilet, since with floor-to-ceiling shelves you can easily have a pantry of that size that stores food for months (ours is smaller than 2sqm, so I know from experience).

As I said, some things also depend on whether there is a basement or something similar.
