Hello,

In our semi-detached house from the developer, all windows come with electric roller shutters as standard, except for the bathroom on the first floor and the guest toilet on the ground floor.

My question is, should I ask about the additional cost (we estimate around 400-500€) for electric roller shutters in the guest toilet on the ground floor due to increased burglary protection?

Frosted glass is always installed in the guest toilet and bathroom.

Frosted glass is not completely opaque. I always notice this in winter when I drive home from work. Let’s say the silhouette of the person showering is clearly visible. I can see whether he or she is drying off, even just while driving past, as it’s right in the line of sight.

Roller shutters do not provide burglary protection.
I would base the decision on the orientation. On the north side, it is probably not necessary.
The roller shutters at my general contractor would have cost an additional 740 EUR per window, regardless of size.
400-500 EUR per window would be a reasonable price for electric roller shutters.

I still need to inquire about the price.

Which windows are completely opaque?

All the windows face the street, but it is a traffic-calmed street used only for our new development area.

It's not about the street; it's about shading. Roller shutters are meant for shading. So only omit them if it’s the north side or if there is sufficient roof overhang on the south side. On the east and west sides, the sun always comes in, and in summer, you don’t want that.

I don’t look through other windows. It’s just that this window is inconveniently located—you’re driving down a steep hill and it is right in your line of sight. You just have to learn to make it clearly visible with lighting. Without light in the bathroom, I can’t see anything.

Roller shutters do not help with burglary protection.
They are important for shading—except in the north.
