Hello everyone,

After reading and gathering information here for several weeks, I am now ready to participate actively.

We plan to build a house of about 190 m² (2,045 sq ft) plus a double garage in Saarland in 2015.

For this, we have ordered some catalogs from national suppliers and also requested individual quotes. In the end, based on a recommendation, we found the regional company DHI Planen und Wohnen in St. Wendel. They work exclusively with local craftsmen and specialist companies and have built over 400 houses in the last 14 years.

If I understand correctly, I would sign a contract with DHI, who then prepare an offer for the entire construction project and purchase all the building materials. The individual trades are paid directly by me to the craftsmen (according to the offer that was included in DHI’s overall quote). This is said to have the advantage that in case of warranty claims, I can hold DHI liable (because of the contract with them), and if they become insolvent, I can still pay the craftsmen directly.

Has anyone here had experience with the company DHI or can share insights about this billing model?

Hello everyone,

starting tomorrow, we will begin the interior finishing. We have 2.5 weeks of vacation during which the ceilings will be wallpapered and the walls painted. Laminate flooring is also planned; we’ll see if everything works out as expected.

@Jochen, painting the baseboard sealant isn’t a big task and the material isn’t expensive either.

Hello everyone,

I haven’t posted in a while, and there’s a reason for that... I’ve been busy because we moved in last Friday, a week ago! It’s an amazing feeling to live in your own house... look forward to it. There are still a few small things to take care of here and there, but overall, everything is fine!

Hello,

After a long back and forth, the utility connections are now being installed inside the house, and on Thursday and Friday the heating unit will be mounted in the boiler room so that the heating up program can begin. We have applied base sealing, partially tiled and painted the boiler room, and this weekend we will paint the garage ceiling so the garage door can also be installed. The drywall walls on the ground floor will now be professionally finished, meaning fiber fleece and a matte paint finish; the same applies to the concrete ceiling. It’s a shame that these additional tasks were not included in the budget because paint on drywall and concrete in the boiler room and garage looks great, but in the living areas, in my opinion, it is absolutely not acceptable.

Otherwise, we are good to go and quite certain to be in our own four walls by November 30.

That’s the update on our construction site.

Hello Martin,
it sounds like there were some delays. But if things are moving forward again now, that’s all that matters.
Our screed heating program is completed. The drywall work is almost finished, and the first tiles are already being installed on the walls.
We painted the garage and heating room completely a few weeks ago.
Have you already installed floor tiles in the heating room? We haven’t dared to do this yet because of the moisture in the screed.
We had all the walls in the living areas covered with a textured plaster finish and will only paint them. For the ceilings in the living areas, we are using a smooth non-woven wallpaper throughout. Our painter recommended this since it can bridge any cracks that might appear and later a plaster layer can be applied over it if needed.
There is a lot of activity on the construction site today as well. In the meantime, I installed the wiring for our recessed ceiling spotlights in the drywall ceiling, which I still need to drill out in the coming days. The connector for the exhaust duct of the range hood is already in place. I also still need to complete the remaining ceiling suspension there.
So far, the following items were not included in our cost estimate:
* Surface sealant (but this is stated in the construction specifications)
* Base sealing
* Drywall pre-wall installations
Otherwise, I am still absolutely satisfied. All the craftsmen are delivering work of very high quality.

Well, delays that, in my opinion, shouldn’t have happened. But now we’re behind schedule and will make sure this doesn’t happen again, since there’s unfortunately not much activity on our side. Maybe we should find out what’s going better for you or worse for us...

By the way, when did you actually start? What exactly do you mean by drywall pre-wall installations?! Cisterns, etc.?

We have tiled half of the boiler room; we’ll finish the rest once the screed is dry. According to the screed installer, this approach is perfectly fine. We wanted the heating system to be placed on the tiles, not on the screed.

Regarding the holes needed in the drywall ceilings, we first need to discuss with the electrician or the drywall installer. In the kitchen, we chose a Berbel ceiling lift hood, so we don’t need to do anything there.

Hello Martin,

so we went ahead with your "no-go," sanded the plaster well, and then just painted it! I think it looks good and is perfectly sufficient. Of course, that's a matter of personal taste.
For the ceilings, we treated them with fiber fleece just like Jochen did, and then painted. In the living room, dining room, and kitchen, there was fiberglass wallpaper, although we could have used fiber fleece there as well. But whatever... I like it.

I still have a few small things to finish inside the house, and we’re also doing some planning for the outdoor area. Thirty tons of gravel have already been installed.

@Jochen, do you already have a wall box? Or an exhaust system? I can recommend the one from Naber—it really works well!
