After reading and gathering information here for several weeks, I am now ready to participate actively.
We plan to build a house of about 190 m² (2,045 sq ft) plus a double garage in Saarland in 2015.
For this, we have ordered some catalogs from national suppliers and also requested individual quotes. In the end, based on a recommendation, we found the regional company DHI Planen und Wohnen in St. Wendel. They work exclusively with local craftsmen and specialist companies and have built over 400 houses in the last 14 years.
If I understand correctly, I would sign a contract with DHI, who then prepare an offer for the entire construction project and purchase all the building materials. The individual trades are paid directly by me to the craftsmen (according to the offer that was included in DHI’s overall quote). This is said to have the advantage that in case of warranty claims, I can hold DHI liable (because of the contract with them), and if they become insolvent, I can still pay the craftsmen directly.
Has anyone here had experience with the company DHI or can share insights about this billing model?

CrazyChris20 Jan 2020 14:17I’ve sent you a private message. Conduits will be installed anyway for the photovoltaic system. The meter cabinet will also come with 4 slots. The only downside is that if you install it later, you’ll have to pay for the scaffolding costs again.

Regarding the scaffolding, I would combine it with the fine plastering work.

CrazyChris21 Jan 2020 20:14Unfortunately, no new updates. The ground floor ceiling is still drying. Damn frost. There is a tiny heater in the ground floor—wonder if it really helps... other than the electricity costs.

CrazyChris6 Feb 2020 11:14The upper floor is finished. Today, work on the roof framework is starting. The roof should be completed by mid to late next week. We’re more than happy about that. At times, it was possible to skate around inside the rooms.
Unfortunately, taken in the dark:

During the carnival weekend, we will apply the primer sealing layer. Hopefully, the weather will be reasonably warm. We wanted to do this before the windows are installed. I’m not keen on having to tape everything off afterward.

We are just about to sign the final contract for our land purchase and will most likely build with DHI.
We have already worked on a few designs with Dirk and are very satisfied so far. Now Ecki is busy calculating our offer – we’re very curious where we will end up (our budget is unfortunately quite tight at 300,000€ for the house including additional building costs, with some extra self-contribution).
Have you had your contract reviewed? If so, did anything need to be changed (hidden costs, etc.)? So far, DHI seems very transparent and honest about pricing – this was also confirmed by a couple of friends.
What do you think is the main purpose of the drywall partitions on the upper floor? According to Ecki, they are meant purely to prevent cracks. However, other companies like RKR suggest that this is mainly a cost-saving measure and that solid walls wouldn’t have more cracks either.

CrazyChris26 Feb 2020 16:27There is really no transparency here. It clearly follows the motto: No idea how it works, but it works. The business model is based on a so-called maximum price, which cannot be exceeded but can be undercut, as long as you stay within the framework set by Ecki. If you are looking for the 100% legally secure option, this is not the place. But you probably won’t find that anywhere. DHI’s good reputation is not without reason. In Saarland, it mostly runs on a basis of trust. The contract inspection results wouldn’t make you happy.
So far, we have no negative feedback. DHI takes very good care of things. Unfortunately, construction was delayed by the weather. The windows are supposed to be installed on Monday... that’s what I hope.
And yes, drywall partitions are cheaper. A counter question: Where do you see advantages in the solid walls on the upper floor?
