ᐅ DHI Planning and Living St. Wendel

Hello everyone,

After reading and gathering information here for several weeks, I am now ready to participate actively.

We plan to build a house of about 190 m² (2,045 sq ft) plus a double garage in Saarland in 2015.

For this, we have ordered some catalogs from national suppliers and also requested individual quotes. In the end, based on a recommendation, we found the regional company DHI Planen und Wohnen in St. Wendel. They work exclusively with local craftsmen and specialist companies and have built over 400 houses in the last 14 years.

If I understand correctly, I would sign a contract with DHI, who then prepare an offer for the entire construction project and purchase all the building materials. The individual trades are paid directly by me to the craftsmen (according to the offer that was included in DHI’s overall quote). This is said to have the advantage that in case of warranty claims, I can hold DHI liable (because of the contract with them), and if they become insolvent, I can still pay the craftsmen directly.

Has anyone here had experience with the company DHI or can share insights about this billing model?

Oh right, true. The thread where I almost got lynched over the connection between the garage/laundry room/kitchen.
They are now finished and likely way over budget. Yes, I think it’s better to have everything managed by one party, even if it costs a bit more. In the end, experience becomes priceless. You really need to think carefully about where you choose to be cheap.
Exactly. I find a display showing my appointments and such quite practical. Then I know while brushing my teeth whether I need to hurry or not. It’s a bit of a gimmick, but if you do it yourself, it costs almost nothing.

What did your final design look like? It wasn’t clear from the thread. Oh, and by the way: I know where you’ll be living soon.

It takes a few weeks until the quote comes in. Bathrooms are basically expensive; you don’t want any shortcuts there.

I’m printing out a detailed floor plan of the ground floor now, then I’ll head to the construction site to plan the electrical outlets ^^

There will be new photos over the weekend again.

Regarding the bathtub, people are right. If you have or plan to have kids, you will regret it. (Sacrificing the utility room for a larger bathroom or carrying laundry baskets between floors won’t kill anyone; otherwise, Dirk should plan a laundry chute for you.)

For the bedroom, I would omit the wall to the “walk-in closet” (it will probably be a drywall partition anyway). A 1m (3 feet) walk-in closet area is quite tight, and you could also place a corner wardrobe there to gain more storage space for clothes. Otherwise, one of the kids’ rooms will soon become a walk-in closet.

This morning, after working late until 10 p.m. yesterday in deep darkness and bitter cold on the shell construction planning, we roughly planned the electrical installation with Haupenthal so that the conduits and distribution boxes can be installed in the ground floor ceiling. Haupenthal provided excellent advice this morning and pointed out many things about sockets and switches that we had never considered. Great people. The ceiling will probably be closed tomorrow or Saturday, and the upper floor work will continue soon. Remember to have a 32A connection installed in the garage in case you get an electric car someday. I believe the standard in the DHI package is only 16A, which won’t be sufficient.
