ᐅ DHI Planning and Living St. Wendel

Hello everyone,

After reading and gathering information here for several weeks, I am now ready to participate actively.

We plan to build a house of about 190 m² (2,045 sq ft) plus a double garage in Saarland in 2015.

For this, we have ordered some catalogs from national suppliers and also requested individual quotes. In the end, based on a recommendation, we found the regional company DHI Planen und Wohnen in St. Wendel. They work exclusively with local craftsmen and specialist companies and have built over 400 houses in the last 14 years.

If I understand correctly, I would sign a contract with DHI, who then prepare an offer for the entire construction project and purchase all the building materials. The individual trades are paid directly by me to the craftsmen (according to the offer that was included in DHI’s overall quote). This is said to have the advantage that in case of warranty claims, I can hold DHI liable (because of the contract with them), and if they become insolvent, I can still pay the craftsmen directly.

Has anyone here had experience with the company DHI or can share insights about this billing model?

Yes, my configuration would be roughly the same. I know DHI’s partner through an acquaintance who is currently installing a photovoltaic system with them. He is very satisfied. Definitely keep me updated regarding alternative offers.

I want to wait on the groundwork and a few other things before deciding for or against it. I also didn’t choose the controlled residential ventilation system.

We couldn’t really save much on the windows either, even though, according to what we were told, they are well above average.

We are supposed to get 175m² (1,884 sq ft) of living space plus a 65m² (700 sq ft) garage. Oh, OK. I didn’t know they even build abroad.

Earthworks really shouldn’t be underestimated. Disposal costs can be quite steep. We decided to leave out all the extras like fly screens on the windows and went with a simpler option for the front door. This put us significantly under the budget, even though we still have quite a few windows. The original plan included many more, but that was unaffordable, so we cut back a lot. DHI is not a fan of controlled mechanical ventilation for good reason. Alternative offers are still pending. The solar installers are fully booked everywhere.

Yesterday, the ring beams were installed and the foundation was waterproofed. So far, everything looks good. I still expect the ceiling to be installed this week.

The Saarland region is already filled with DHI houses. You can always spot them easily when driving through the small towns due to their base coat render. But they’re starting to appear more and more across the border as well. A good reputation really does extend beyond regional boundaries.

Things are moving quickly for us now.
Tomorrow morning, the electrical installations on the ground floor will be planned (deciding on power outlets, etc.), on Saturday we have an appointment with the roofer, who is expected to start work the week after next, and the windows will arrive in calendar week 9.

Since no one expected the weather to be this good, the organization has been a bit chaotic. But the main thing is that it’s progressing.

I'm glad to hear that! I also have the building permit application in front of me right now.
They obviously poured 10 floor slabs in December to be able to start right away this year and avoid having to spend a lot of time on the bathroom later.
I’m worried about the same thing with our project, so I’m trying to finish the bathroom and kitchen planning this week. After that, I want to plan the heating system in detail, and then the electrical planning. That’s the part I’m most nervous about.

So far, we don’t have a finalized kitchen layout. This is one of those things we’ve been postponing forever. But we have a general idea of where everything will go, which should be enough for the electrical planning. Regarding all these power outlets, I’m not really stressing about it. Several members here in the forum believe you need an outlet for every tiny appliance. I’m also fine with unplugging one device and swapping it for another if needed. Aside from that, having too many outlets just looks ridiculous. Otherwise, it’s pretty relaxed. The ceiling spotlights in the hallway are already included in the construction plans, and in all other rooms, there will be ceiling lights—just mark the spot and that’s it. There will be no home automation. What isn’t installed can’t break.
