After reading and gathering information here for several weeks, I am now ready to participate actively.
We plan to build a house of about 190 m² (2,045 sq ft) plus a double garage in Saarland in 2015.
For this, we have ordered some catalogs from national suppliers and also requested individual quotes. In the end, based on a recommendation, we found the regional company DHI Planen und Wohnen in St. Wendel. They work exclusively with local craftsmen and specialist companies and have built over 400 houses in the last 14 years.
If I understand correctly, I would sign a contract with DHI, who then prepare an offer for the entire construction project and purchase all the building materials. The individual trades are paid directly by me to the craftsmen (according to the offer that was included in DHI’s overall quote). This is said to have the advantage that in case of warranty claims, I can hold DHI liable (because of the contract with them), and if they become insolvent, I can still pay the craftsmen directly.
Has anyone here had experience with the company DHI or can share insights about this billing model?

Sockets are quite a topic... I also don’t want to have them everywhere, but I’m currently living in a new build where I already notice that having a socket in certain spots would be really practical. There are really walls where there’s nothing at all. I never really thought about it before, but it does get annoying in everyday life.
Ceiling spotlights are planned only in the hallway, kitchen, and upstairs hallway. Additionally, there will be some in the stairwell.
Smart home is a topic, but I want to talk to the electrician first. I can imagine using a bus system, but not at any cost. Currently, I control everything via IP/wireless, and so far it’s been working without any failures.
The weather is so good today that I’m tempted to start the groundworks.

CrazyChris15 Jan 2020 12:35You can start removing the topsoil already. In my opinion, that doesn't count as an excavation pit yet. In Saarland, no one really cares about that anyway.

Regarding the bathroom planning, leave out the small details like mirrors, towel holders, extra wall cabinets (not the base cabinets under the sinks), etc. That gets insanely expensive. You can get the same items for a fraction of the price on Amazon ^^
If you still need topsoil, we have more than enough... there’s no way I’ll be able to use it all.

The washbasins and so on are fine. The truly expensive part is the base cabinets. However, have Ernst handle everything anyway, if only for warranty reasons.
