ᐅ DHI Planning and Living St. Wendel

Hello everyone,

After reading and gathering information here for several weeks, I am now ready to participate actively.

We plan to build a house of about 190 m² (2,045 sq ft) plus a double garage in Saarland in 2015.

For this, we have ordered some catalogs from national suppliers and also requested individual quotes. In the end, based on a recommendation, we found the regional company DHI Planen und Wohnen in St. Wendel. They work exclusively with local craftsmen and specialist companies and have built over 400 houses in the last 14 years.

If I understand correctly, I would sign a contract with DHI, who then prepare an offer for the entire construction project and purchase all the building materials. The individual trades are paid directly by me to the craftsmen (according to the offer that was included in DHI’s overall quote). This is said to have the advantage that in case of warranty claims, I can hold DHI liable (because of the contract with them), and if they become insolvent, I can still pay the craftsmen directly.

Has anyone here had experience with the company DHI or can share insights about this billing model?

So, today we visited the roofer and chose our roof tiles. After that, we went to the construction site. The ground floor ceiling is in place, and the staircase is installed. Thankfully, the masons covered the ceiling with a protective sheet and sealed all openings in the house, because the first snow started when we were there. Hopefully, work can continue next week. We are under some pressure because of the photovoltaic system. Sometime during the year (no one knows exactly when), the deadline for feed-in tariffs will be reached. If we commission the system too late, the investment will never pay off. I am seriously considering canceling the project because it is only profitable with self-consumption.

I share your thoughts. I also looked into this during the week, and since we won’t be commissioning the photovoltaic system before summer 2020, I’ll wait to see what happens. Using common sense, I would say they can’t completely put everything on hold given the current discussions… but who knows!

We haven’t finalized the kitchen yet, as we want to wait for an appointment on Wednesday. MM has some great discount offers and did the classic “I’ll check with the manager what else is possible,” but in my opinion, it’s still too expensive.

Could you, preferably via private message, send me a brief summary of the procedure for appointments with DHI? Like, how the general preparation process went for you. That would be great so I know what I can prepare, how, and when. Thanks!

First, you have to wait for the final detailed construction plans. Otherwise, all the utility providers need to be arranged. DHI either handles this themselves or at least prepares it for you. Once the building permit / planning permission is approved and the detailed construction plans are available, things will get underway. Only after the ground floor is built do you need to decide on electrical installations, roofing, etc. We still haven’t planned the finished kitchen yet. But since we know where the appliances will go, it’s not a problem. Over the next few weeks, we’ll take care of the tiles. Usually, DHI will get in touch when something needs attention. It can sometimes be on short notice.

We are going ahead with the photovoltaic system now. Hopefully, we can get the system operational in March, briefly using the temporary construction power, which is enough to secure the funding. Hopefully, the electrician cooperates…

OK... so I’ll keep quiet for now until the building application is approved and Dirk finishes the detailed construction plans. As soon as the building permit / planning permission is granted, I want to carry out the earthworks, weather permitting. For that, I still need to complete the BAFA application because I have to order and install the ring trench collector.

OK, the kitchen installation date is also fixed now; if necessary, I would draw up a separate plan. When did you receive a contract from DHI?
I also want to finalize the tiles for the bathrooms so we can order the correct bathroom furniture. I’d rather avoid having to change things later.

Good luck with the photovoltaic system. I’ll probably have to wait and, if needed, only install the preliminary wiring.

Do you already have a soil survey and structural analysis?
Are you only excavating or also adding gravel, etc.? Because compressive strength needs to be checked.

The soil report has been available since December. The structural analysis will arrive tomorrow. I am excavating and partially backfilling. Then I will proceed with the sewer connection and gravel base for the foundation slab. After that, the subgrade approval will be done using a plate load test.
