We are planning to build a single-family house in Saarland soon through a general contractor. We would be interested in hearing some experiences and comments from homeowners. We would therefore be very grateful if you could share your experiences (positive/negative) with us.
There are already extensive discussions in this forum about the general contractors DHI-GmbH and RKR Systemhaus.

I’m also very interested in the answers to your question.
We are about to purchase a plot of land and are currently in discussions with both DHI and RKR.
DHI is very committed, has received a lot of praise from acquaintances, and makes a very good impression on us. I especially want to highlight how many services they provide free of charge and without obligation even before signing anything. For example, the managing director of DHI takes you on a tour of new housing developments with DHI homes (although it seems to be a standard route – unfortunately not really personalized). The architect measures your land and creates initial floor plans with you that are perfectly tailored to your plot.
RKR has already made us an offer (without ever having seen our land), but it’s just two pages long and not detailed at all. We also just don’t get a very good feeling from RKR, so they are basically out of the running for us.
Also still in the race is the only prefab home provider in the group: Hanse Haus.
The representative was very friendly and seemed very competent. Unfortunately, we have been waiting for more than 4 weeks for the offer, even though we were initially told it would take about 2 weeks.
The representative is apparently always on the road and rarely reachable...
That’s not the best start – by now we don’t really have a good feeling about it either.
At the moment, DHI is by far our favorite.

Novum Innovativbau:
With each conversation, the price increased significantly. The prices found online were very unclear.
In the end, we chose an architect from Neunkirchen who handled our building permit (planning permission). We are managing the rest ourselves, which we estimate will save us around 40,000 euros compared to the quotes from the GCs.

We would like to build the property using solid construction and have so far had initial meetings with Signum, Novum, and RKR. DHI will follow as well.
Signum: The first impression was very positive. The initial meeting was even held with the managing director. They build properties using Poroton blocks. A construction method with pumice is also possible. Many features are already included as standard.
RKR: The first impression was also positive. The meeting is held with a consultant. Regarding the type of masonry, Poroton, aerated concrete, and Bisotherm blocks are possible. Overall, everything is very well organized. Additionally, the built-in standard can already be seen in their internal showroom. The standard of materials and workmanship is already high quality.
Novum: The first impression here was positive as well. The overall standard is set lower, which will likely be reflected in the price structure. The meeting is also held with a consultant. Novum is very flexible regarding construction methods and customer preferences.
Second meetings will follow with each company.

May I ask the architect’s name and whether you would recommend them?
In general, I am also interested in further general contractor recommendations from the area, Saarpfalz-Kreis / Pfälzer Bergland. So far, I have found:
- DHI – their website is currently down; do they still exist?
- KSB – contacted online, but they declined without explanation / no interest
- Spektral (?) – does this company still exist?
- Signum
- RKR ? – I found mostly negative comments about them in this forum through a search. Could someone link me to the relevant thread if they remember it?
- Novum Innovativbau
Otherwise, Town & Country seems to do a lot down there, but I’m not very keen on such nationwide providers. Maybe I’m just biased.
