Hello everyone,
We are planning to build a single-family house in Saarland soon through a general contractor. We would be interested in hearing some experiences and comments from homeowners. We would therefore be very grateful if you could share your experiences (positive/negative) with us.
There are already extensive discussions in this forum about the general contractors DHI-GmbH and RKR Systemhaus.
Thank you very much in advance.

I never judge by appearances. But this is actually a great way to filter during your search for builders: with shady characters, everything always looks 101% perfect and similar, so there are plenty of visually noticeable clues.

We based everything on our conditions, namely our lot. We went to the building site and thought on-site about what and how to build. So are you also a general contractor (GC) who plans as well?

Regarding the scope of work description, I can only say that the contract documents were very easy to understand even for non-experts, and everything was clearly defined regarding whether the client or the GC covers costs. No hidden costs arose; it was unexpectedly transparent. Surcharges for special items were already fixed in the contract with amounts (for example, golden toilet + 500.00). That is exemplary, and all the more unfortunate that website visitors don’t get to see this. A good scope of work description doesn’t have to be a thick book. Still, it wouldn’t hurt to make the essentials visible to website visitors as well. For example, when browsing your website, I only saw monolithic porous brick constructions (which is not bad), but a lack of information about the materials used might discourage potential clients.

I come from there May I ask where you are building or have built?
The website does not show the exact area around ZW where they are building.

The website does not show the exact area around ZW where they are building. I would simply ask directly. We are building within a radius of less than 10 meters (33 feet).

May I ask what the architect’s name was and whether you would recommend them?
I am also interested in other general contractor recommendations in the Saarpfalz district / Palatinate Uplands. So far, I have found:
- DHI – their website is currently down, do they still exist?
- KSB – contacted online, but they declined without explanation / no interest
- Spektral (?) – do they still exist?
- Signum
- RKR ? – from what I found via searches in this forum, the feedback was mostly negative. Can someone link me to a thread if anyone remembers?
- Novum Innovativbau
Otherwise, Town & Country seems to do a lot down there, but I am not very keen on such nationwide providers. Maybe I am too biased.Hello Kati,
as I mentioned in the other thread, we built with RKR. Overall, we were very satisfied with the execution. Our (externally appointed) building inspector only found minor issues, which were addressed promptly. The schedule was also kept.
After one year living in the house, I would build again with RKR, but this time I would have the plans created beforehand by my own architect to get the best possible result.

RKR states in their scope of work that they have a DEKRA-certified expert involved. Did you use this expert, or did you hire someone additional yourself?
Did RKR include the earthworks in their offer? I don’t see anything about that in the scope of work.
Were there any unexpected additional costs later on that RKR could have communicated in advance?
