Hello,

My name is Felix, and I am 29 years young.

I have been interested in building a house for some time now, but never as specifically as I am at the moment.

I’ve already asked around within my circle of acquaintances and have attached a rough list. If you find anything that definitely doesn’t fit, I would really appreciate it if you could let me know.

We plan to do the landscaping ourselves, so I have estimated these costs low since the bank won’t count the full amount. However, at the moment, these are just rough estimates.

Furthermore, I have received an offer that includes the following scope of work. What do you think of it? Where are the potential pitfalls or hidden costs?

We will definitely increase the tile budget.
There are definitely too few electrical outlets.
The doors will definitely have a different finish.

Where else are the major cost drivers?

Just to clarify, we are very modest and undemanding, meaning no fancy things like home automation systems are necessary.

First of all, it’s an intelligently designed house, a beautiful, spacious bungalow. But 20,000 for 800 sqm (8,611 sq ft) of land is a real bargain—where is that? East Vorpommern? Plan on about 25 per sqm (2.32 per sq ft) for tiles, with that you’ll have a good selection. Choose doors that are 98 cm (39 inches) wide wherever possible. You’ll live in this house into old age, so you’ll need wide doors—for walkers and such. Around 50 electrical outlets, plus or minus a few, should be enough. Why does the builder make some of the windows so narrow? Why not use a 110 cm (43 inches) window opening? That gives about an 85 cm (33 inches) internal sash, which is a common size for blinds, shutters, etc., for example from Ikea. Unfortunately, I can’t open the building specifications on my iPad, only the PDFs. Karsten

What stands out is that the price includes some gimmicks, while cutting costs too much elsewhere. The earthworks will only work smoothly on very flat land with highly suitable soil conditions. The clay roof tiles are more of a gimmick. A good quality concrete roof tile, such as the Braas Harzer Pfanne in the Starmatt smooth finish, is cheaper and at least not inferior. The walk-in tiled shower with a channel drain otherwise only allows very small tiles. Wall tiles are also priced at 25,- The windows are included in color, but the heat transfer coefficient (U-value) of 1.1 is not impressive. Better to choose white windows with 0.9. Why would you need roller shutters in the middle of nowhere in eastern Brandenburg? To keep the Belarusian from looking into the room? They rattle in the wind, look anything but nice, and you are expected to pay 25,- for wall tiles and have the tiled baseboard offered as a skirting board. He should also specify how high the tiling will go. The heating system is excellent, but there are not enough power outlets.
