What is the most important/basic question about the floor plan summarized in 130 characters?

  • Where could it still be optimized? Would you recommend different window dimensions or sill heights?
  • What do you think is poor or what would you do differently?
  • A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
  • Is the hallway on the ground floor too narrow?
  • Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
  • Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
  • Is the kitchen size sufficient for a nice kitchen with an island?

Which page is your current plan on? We used to have a study about 2.20m x 4m (7 ft 3 in x 13 ft 1 in), and that was definitely enough.

I think I’m causing too much confusion here. I’m expecting the new floor plan next week. It’s probably best to discuss the windows after that.

I’ll take the weekend to look into wardrobe systems.

Thanks for the information regarding the office size.
I’m planning to put shelves about 40cm (16 inches) deep along one wall. On the opposite side, there would be a desk, which I’d try to keep shallow—maybe 50-60cm (20-24 inches). If there’s about 1.2m (47 inches) of clearance between them, it should probably be enough.

If it’s a workstation with a computer screen, that won’t be sufficient. You should have at least 75cm (30 inches) to maintain the proper ergonomic distance.
On the other hand, if it’s only a single workstation, a 1m (39 inches) walkway is usually enough.

How would you arrange the furniture?
@Curly I’m especially concerned about the office window. It’s a two-leaf window measuring 1.51/1.26 meters (5 ft 0 in / 4 ft 2 in), and I’m wondering if it’s too big.

The office is about 3.4 meters (11 ft 2 in) long and 2.3 meters (7 ft 7 in) wide on the window side.
The living room is approximately 4.05 meters (13 ft 3 in) long and 3.3 meters (10 ft 10 in) wide.

Would you arrange the space differently?
Honestly, I think I’m not quite thinking straight, but I’m worried I won’t find a sofa that fits the 3.3 meters (10 ft 10 in). I want a cozy one that four people can comfortably sit on. Right now, I keep imagining that when the time comes, I’ll find a dream sofa 3.4 meters (11 ft 2 in) wide that won’t fit in the living room.

I’m probably about to get told off by 11fant again.

A window that is 1.51m (5 feet) wide and only 1.26m (4 feet) high is definitely not large. In our 10 sqm (108 sq ft) office, the window measures 1.76m by 1.38m (5.8 feet by 4.5 feet) and that seems like a normal size. Also, the frame takes up a significant part of the overall dimensions, so the actual glass area is smaller.
Personally, I would find the living room too small and would consider swapping it with the kitchen instead.
