Hello, I need your advice on how to create a better layout for the master bathroom – utility room – children’s bathroom area.

Requirements:
Children’s bedrooms are on the south side.
The children’s bedrooms should be approximately the same size. The utility room should accommodate a dryer and washing machine since we are building without a basement.

Then that’s good. And you should be able to understand my point about not just "demolishing" the "old" plans without checking them first. The house will at least fit on its foundation—whether it suits your needs (or how little would have to be changed) is something we can work out together here.

You think in spring, I’ll just translate that as starting to build in March, at the latest April? With an existing slab without a design, and as of today, without a building permit / planning permission, and without having requested quotes for the desired design. Are you financing everything yourself – otherwise, you’ll probably need a bank that’s willing to cooperate? Wow.

Unfortunately, it doesn’t work without a bank.
I had the costs for the house calculated based on the architect’s drawings.
I obtained several quotes (6 in total).
The best offer was 350,000 euros, which includes a photovoltaic system with 6 kWp, a battery, a central ventilation system, and a turnkey build with a garage.
So everything is basically ready to sign. The plan just isn’t finalized yet (completely).

And possibly where the "best case" might look like this: buying the already paid and approved architectural plans from the previous owner and maybe making only minor adjustments, because except for the door positions of the walk-in closet / bedroom / master bathroom, everything already fit perfectly. That would be amazing

@ kbt09 I have integrated your inputs. I created about 10 drawings, for example, shifting the staircase in all directions. In the end, 4 remained, some of which I have also shared here.
For example, these two, where I have now adjusted the exterior walls and removed the landing staircase. Thanks to your inputs.

So, this is my opinion and request to you. Let’s put aside the topic of the foundation slab and garage connection. I have submitted the original building plan --> we will see how it was designed.

The fact is: there is a foundation slab with the necessary connections. The number of desired rooms is also visible in the drawings. Now it’s about creating a proper layout based on that. If desired, I can also upload all the drawings I have created.
