ᐅ Choosing a Plot – Which One Is More Suitable?

Hello,
we have two plots available and cannot decide between them 🙁 .
Plot 1 faces south and is extremely narrow, so we cannot fit our dream house there. We would have to position the house with the shorter side toward the street, which doesn’t really improve the situation. Our floor plan is very limited, and we are facing many compromises.

Plot 2 is significantly wider, and our dream house would fit well. The problem is it faces north. The plot size is only 670m2 (7,210 ft2), so the house would probably take up almost the entire garden. I’m not especially sun-seeking but would still like to sit outside with guests in the sun occasionally.

What do you think?

Our architect suggests choosing the second plot because the south-facing location is often too hot anyway.

What are the dimensions of the extremely narrow plot? Are you serious that you consider a 670m² (7,210 sq ft) plot to be small? In our area, you won’t find such a large plot in any new development.

This varies by region. Relatives in Schleswig-Holstein are building (or about to start), living in more rural but not completely flat areas, and in small new development areas, plots under 800cm² (8600 sq ft) are as common as dust on a shelf. Nobody wants them, especially since the money is available (and at €80 per square meter (about $7.50 per sq ft), people just go for it).

670 sqm (7210 sq ft) is more than enough with a floor area ratio of 0.25, which is common in the northern regions, for a 13.5 by 10 meter (44 by 33 foot) house with a terrace. So, it’s not exactly small. The north-facing orientation only becomes an issue if you can’t use the west side for the terrace. A west-facing terrace gets sunlight starting at noon. The garage or carport would then need to be located on the east side.

So, consider what matters more to you: a south-facing garden with a redesign, or a north-facing garden and sticking with the original plan. Karsten

So, these are the two plots. Our architect has already designed a floor plan for the south plot, number 35. Unfortunately, there isn’t much flexibility, and we would prefer to have the kitchen at the back, with the kitchen and living/dining area arranged in an L-shape, including a sliding door to the living room. The utility room should serve as a buffer zone for the children. Therefore, we think we might like the other floor plan better. We could do without the double carport. By the way, number 85 is the north plot.
