we have two plots available and cannot decide between them 🙁 .
Plot 1 faces south and is extremely narrow, so we cannot fit our dream house there. We would have to position the house with the shorter side toward the street, which doesn’t really improve the situation. Our floor plan is very limited, and we are facing many compromises.
Plot 2 is significantly wider, and our dream house would fit well. The problem is it faces north. The plot size is only 670m2 (7,210 ft2), so the house would probably take up almost the entire garden. I’m not especially sun-seeking but would still like to sit outside with guests in the sun occasionally.
What do you think?

Lot 85 is clearly better suited for building. You need to arrange it so that you have a well-exposed west side, which is definitely possible. The downside is that the terrace will be visible from the street. But with lot 35, there is also a footpath running behind the house, right? So, it wouldn’t be completely private either, plus you’d have to go for a long, narrow house. Since both cost the same, I would choose lot 85. When planning, pay close attention to utility shafts. Keep supply and drainage lines short. Ideally, place the kitchen, utility room, and bathroom on the street side. You wouldn’t believe how much you save by staying within 10 meters (33 feet) for connections with the electricity provider and water supplier at the base price. Otherwise, you end up paying extra just for the connection path. And if something happens years later, a short distance means less digging. Also, set the house further back on the lot. You don’t really need a north-facing garden since the bedrooms can be located at the back, nice and cool, away from the street. These are roughly my tips. Karsten

However, I am surprised about the staircase position: with the headroom on the upper floor, it would have to be a two-story structure.

The dream house is only 14.19 meters (47 feet) wide including the carport. The carport is built adjoining the property line, with a 3-meter (10 feet) distance on the other side, so it should fit within the 35. For the 85, I would rather place something more square or rectangular (wider) there.

We have already swapped the utility room with the kitchen, but then there is a long corridor next to the stairs leading to the kitchen, no access from the carport to the utility room, and the utility room becomes quite small. Also, the living room ends up right by the door, and we would have to place the sofa inside the room because we don’t have a partition wall.
