Hello everyone!

We have been thinking for some time about what our perfect floor plan could look like. We have already looked through many floor plans online and studied countless posts here in the forum to get a feel for what is important and what to pay attention to. The following floor plan is the result of our considerations. I have explained our thoughts in more detail below.

Attached you will find our floor plan draft, elevations, and the plot. All created by us, mainly to clarify our wishes and needs.

Overall, I think there are too many doors... A vestibule... In the master area, there are four doors that you have to open and close every morning and evening... I’m also not very impressed with the kitchen.

Basically, I notice that I rarely see a house with so much exterior surface area. Is it possible to build something like this according to energy efficiency regulations without incurring significant additional costs for extra insulation, etc.?

I also believe there are considerable structural engineering costs involved – after all, there are many external walls on the upper floor that don’t line up with those on the ground floor.

Thank you for the initial response. Regarding the exterior walls on the ground floor: these are always supported by a wall on the ground floor (even if it is an interior wall), except for those in the kitchen area. Perhaps this is not clearly visible in the plan. It should be possible to construct the interior walls on the ground floor in a way that does not cause any structural issues for the exterior walls on the upper floor, right?

The floor plan used as a reference is from an Austrian provider. Is it allowed to post links to such websites here?

Regarding the construction description from this provider, the following materials would be used for the exterior walls: solid brick with a highly thermal-insulated facade system • alternatively, 50cm (20 inches) thick bricks are also possible.

What we really like about the kitchen is the possibility to use the utility room as a storage space when guests are visiting, etc. Simply so everything can be put away. However, the furnishing might not be that straightforward.

As mentioned, we also really like the covered terrace facing south. We have something similar at our current apartment.

Interesting approach, but I don’t like the layout at all.
On one hand, you create a certain level of privacy with a separate master area, but on the other hand, it’s completely exposed through the access points to both the dressing room and bathroom via the entrance hall.
With this kind of floor area, I would always try to separate the private rooms and avoid accessing them through the entrance area.
Why have both a vestibule and an entrance hall in sequence if neither creates the intended zones?

As a first thought, here’s a quick suggestion:

- Swap the dressing room and bathroom, so access to the master bathroom is through the dressing room itself, which truly separates the master area.

- Exchange the access point with the utility/technical room, thereby separating the private rooms.

- Alternatively, you could keep the staircase in its original place, and the utility room would stay at the top of the plan, where the vestibule and WC are in your current layout.

You’d need to check if the external dimensions still work. This might require some adjustments, but there are enough corners in the building shell that could be changed...
