I have now had three contractors come to seal our garage roof, and I have received three different opinions and price quotes.

For a 6x6 meter (20x20 feet) garage, the prices range from 1400 to 3800 euros.

I just want a watertight garage that doesn’t develop mold inside.

What is the correct method for sealing a garage roof?

Are two layers of bitumen enough?

Is a layer of insulation required in between?

Is a vapor barrier needed?

How was it done in your case?

Not quite correct – in an insulated garage, it freezes even less.

It definitely makes sense to insulate here.

So far, I have not come across a detached garage where anything has frozen.
Still, how is insulation supposed to prevent this?

By insulating it

Additionally, there is the summer thermal protection – I noticed the difference (uninsulated versus insulated garage roof).

However, I have to mention that our garage is not detached.

Yes, it does provide insulation, but what exactly is it supposed to insulate?
Let’s assume it is -20°C (−4°F) outside and the garage is currently at 0°C (32°F). After a certain number of hours, the temperature in the garage will be the same as outside since there is no heat source inside.

I park a warm car inside – every day the same, and just like that it stays warm for hours.

Is it generally necessary to insulate the garage when it is directly attached to the house, including a passage to the utility room?

We are currently planning our single-family house including the garage, and as mentioned before, there are three opinions from two people on this topic.
