Hello home builders,

We are planning to build a single-family house on a slope. Since having a garden or a "real" terrace will be difficult, we are basically forced to make the garage accessible as a walkable space.

With our masonry house provider, this is disproportionately expensive—about 10,000 euros for the prefabricated garage and another 20,000 euros to get a 20m² (215ft²) terrace.

Do you have any ideas or experience with this?
We will probably put the project out to private tender now.

In my opinion, that is disproportionately expensive. But that is probably normal. Home builders often try to maximize their profits with change orders or special requests.

I personally find having a terrace on top of the garage to be problematic. No matter how well it is constructed, the terrace will eventually develop leaks and water will seep in from above. We also experienced this issue at our company. I discussed this with our construction department, and they generally advise against such designs and flat roofs. Maybe it is possible to make them watertight nowadays, but it tends to be comparatively expensive.

Why will that be difficult? Filling the ground? Stilts?

Sorry, but just because it leaks for you, it doesn’t mean it’s inherently difficult...

Certainly, any flat roof needs to be well executed, but that applies to almost every industrial building roof, and a roof terrace is nothing more than a flat roof with a surface layer on top...

A garage usually has a flat roof even without a terrace surface. The terrace construction actually provides even better protection. So what exactly should be more problematic about that?

I am also planning a concrete garage with a roof terrace but have not obtained any specific quotes yet. However, 20,000 euros for the terrace construction seems quite expensive to me. What does the construction consist of and what is included in that price?
