What is the most important/basic question about the floor plan summarized in 130 characters?

  • Where could it still be optimized? Would you recommend different window dimensions or sill heights?
  • What do you think is poor or what would you do differently?
  • A partition wall will be added in the walk-in closet. That would theoretically allow watching TV from the bed. I am considering a lightweight wall. I plan to place a 211cm (83 inches) Pax combination wardrobe in the closet. The closet is planned with a raw width of 218cm (86 inches). Do you think 218cm is enough for the Pax once the walls are plastered, or how wide should the rough dimensions preferably be?
  • Is the hallway on the ground floor too narrow?
  • Would you raise the ground level? The house would be 40cm (16 inches) below street level. If I build a terrace into the garden, it would be about 1m (3 ft) difference. You could raise only the house level, resulting in approximately 1.6m (5 ft) difference between terrace and garden. I don’t know anyone living below street level. Raising the garden would probably not be allowed without permits, and affected neighbors likely wouldn’t agree. On the sides of the house adjacent to neighbors, raising is permitted only up to certain limits. I am overwhelmed with the decision.
  • Do you have any ideas for arranging the sofa differently and placing the TV sensibly? My husband doesn’t want the sofa back facing a window. I still need to get used to placing the sofa in the middle of the room.
  • Is the kitchen size sufficient for a nice kitchen with an island?

I find the floor area ratio so difficult to understand.
A large terrace is actually important to us.
But we still need to fit a garden shed/outbuilding.

We don’t plant anything. We don’t have a green thumb.
But how much space do children need for fun and play in the garden? Swing, paddling pool, etc.?
I can’t really imagine the dimensions.

Actually, I am, too – although some readers here might think I’m harsh. But look, even I have stopped beating that dead horse. The original poster’s issues are fears, and those cannot be resolved on a factual level – no matter how much you increase the duration or intensity of therapy. Even the finest remedies that are typically not available on prescription won’t help, as seen in the discussion phase about the bathroom partition wall / squaring the circle, mediating between the shower and the clothes dryer. Cutting off one question only leads to a whole hydra growing back. Useless os os os :-(

But... you spend ages planning exactly how to look out through the precisely positioned and sized windows – and then the view is just a lawn/concrete wasteland?

Urgent advice: have your planner (they can do this) dimension the terrace now just to meet the site coverage ratio and apply for the building permit/planning permission accordingly. Then, when it’s time for the landscaping, bring in a good (!) landscape gardener to advise you on the design.

There are so many low-maintenance, climate-resilient plants you really can’t go wrong. They don’t need watering like a poor indoor pot plant because they live outside. Good garden planning is a completely different matter from interior planning. What are my needs? How do I live? What do I want to do? Let that come out first. Otherwise, it’s too much at once, especially since you are so perfectionistic.

Build first, then calmly consult a landscape gardener. There’s so much more than just grass. They can almost work magic. A great example of this magic can be seen with @Climbee, who creates an oasis that looks much larger on a very small area. But that requires brainpower, which you don’t have to spare right now.
