Additional wishes / special features / daily routine, also with reasons why some features are wanted or not:

House design
Planner:
- Do-it-Yourself
What do you particularly like? Why?: Shower niches in the bathrooms, large children’s rooms facing west, L-shaped living-dining area instead of a narrow layout
What do you dislike? Why?: Upper floor bathroom, office located in the southeast instead of northwest
Cost estimate according to architect/planner: 580,000 EUR
Personal price limit for house including fittings:
Preferred heating technology: Air-to-water heat pump with underfloor heating.

If you had to give up, which details / extensions
- could you give up:
Office on ground floor (if replaced by usable basement space)
- could you not give up:
4 bedrooms

Why is the design as it is now?
Requirements and many attempts with our furniture. As much garden as possible on the south and east sides.

What is the most important / fundamental question about the floor plan in 130 characters?
How much clearance should be planned on the north side for the garage or carport? The passage should allow room for people and bicycles (bicycle shed planned behind the garage/carport). Is the overall design usable or have we overlooked something?

Best regards,
Hausbaurer

You mean the kitchen door is better placed there?

Could you explain that again in more detail using your floor plan from #1?

I’m referring to the one from 89. With the layout from 1, the staircase obviously doesn’t allow for a kitchen access there if that door is needed. So yes, you have to accept one compromise. That’s why the plan from 89 positions the cloakroom on the opposite side. The corner in the office isn’t ideal, but it’s measured so that our technical cabinet with the printer and so on fits there, which is great since we often print directly from our phones and just pop in quickly.

And yes, actually the kitchen door is better placed there. When moving around inside the house, it will probably be used less. It mainly serves as a quick access point to the sink and kitchen after grocery shopping. So when moving between the living areas, office, bathroom, basement, and upper floor, there’s no need to pass through there. Of course, you could close it off, but then you’d have to carry groceries through all the other rooms. I actually thought the sliding door was a pretty good idea.

Something with a bit more flair, in my opinion:

Floor plan of a single-family house: terrace, living room, kitchen, bedroom, bathroom, stairs, garage.

Floor plan of a house with kitchen, living room, office, hallway, terrace, and garage.

Floor plan of a residential house with stairwell, kitchen (K), bathroom, corridor, and master bedrooms.

Two-story gray house with black gable roof, terrace, and fenced garden.

Two-story house with carport, red car, and fence on a green meadow.

hm, it’s nice that you’re trying to provide ideas, but:
The entrance simply doesn’t work for a (or our) family. Sometimes you can build entire sandcastles with the sand the kids bring in, and even without children around, we often come in with mud and dirt. It just doesn’t make sense to have to go through the entrance area to get to the bathroom or office. During the week from 7 a.m. to 5 p.m., this area, along with the kitchen, is probably the most frequently used space.

Don’t worry, I’m mostly doing this for fun and for readers who are genuinely interested.

Ah, so those who read through 19 pages only to find their dream floor plan in a thread about a different plot of land and house. I understand!

Thanks for the compliment—I think it’s nice too. And yes, it’s quite common for floor plans to suit other builders and their plots as well, unless you have to work around something very specific, like oak trees in Oakland.

By the way, we got a robot vacuum cleaner because our four-legged messy friends regularly dirtied the entire ground floor. It’s been like a relief ever since we got it. I can only recommend it.
