Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.

Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

Okay, the living room needs to be bigger!

And the staircase? I would like to have a U-shaped stairwell, positioned in the center (yellow area), but does anyone have another idea?

P.S.: Here you can also see all the measurements of the ground floor more clearly!

Ground floor plan: open living area, kitchen, bedroom, bathroom, hallway, utility room.

To me, this design looks like someone tried to cram a room layout and an idealized vision of the building’s "sculpture" as a dog and cat into one package. At one corner, the house symbolically bites the carport (or the carport scratches the house).

In the end, so to speak, there’s trouble, and the right bride is still at home.

There’s news…. and we are finally making progress. Currently, it’s coming down to one of the following two options, which I will present to you shortly. Please feel free to share your opinion on what could be improved and where.

THANK YOU!!!

First floor plan: 2 children’s rooms, bathroom, hallway, storage room; tables with area values.

Ground floor plan: house with double garage, kitchen, living room, dining area, bedroom, bathroom.

Two-story house with solar panels on the roof; southwest and southeast views.

Four-part architectural scene: 3D house rendering, northeast and northwest views with terrain.

So here is the second possible option...

Floor plan of a house: upper floor with staircase, rooms, bathroom, hallway, and area measurements.

Floor plan of the ground floor: living room, kitchen, bathroom, bedroom, stairs, double garage, and garden.

Multi-part architectural design of a house with balcony, stairs, solar panels, and terrain differences.

Various views of a modern house on a sloped site: 3D renderings, floor plan.

I find it uncomfortable to enter a house and immediately face a staircase… I don’t know, it just feels a bit awkward to me. Does it have to be a straight staircase? I think they always make hallways feel narrow and tunnel-like and create a lot of floor space that isn’t used well—unless you plan for a lot of room. 1.09 m (about 3 ft 6 in), and that’s before plastering, so actually closer to 1.00 m (about 3 ft 3 in), is anything but generous.

The open-plan living area feels somewhat empty to me, with too much unused space, and I don’t like sitting with my back to the room (on the sofa).

The upper floor is quite straightforward, but I’m not a fan of the bathroom layout. The zigzag path between the sink and toilet to the shower should be improved.

I think straight stairs always make hallways feel narrow and tunnel-like and create a lot of walking space that isn’t used well unless you plan for a lot of room, and 1.09m (about 3 ft 7 in) — minus plaster, so more like 1.00m (3 ft 3 in) — is far from generous.

In the open-plan area, everything feels a bit lost, too much empty space, and I don’t like sitting with my back to the room (sofa).

The upper floor is quite simple, but I don’t really like the bathroom layout; the zigzag between the sink and toilet to get to the shower should be fixed.

The hallway is not an issue with an open wooden staircase. Kitchen details don’t really matter at this early stage anyway. The bathroom layout doesn’t need to be finalized in detail yet either. Only the location of the bathrooms needs to be considered for the plumbing outlets.

Overall, I think the room layout is quite good.
I would plan the staircase to be accessible from the living room, and whether it’s open or closed is a matter of taste. An open staircase mirrored as you enter sounds awkward to me. If the staircase is mirrored and closed, it might feel oppressive.

Otherwise, I’m curious about the price and what is included or excluded in the quote!
