Hello dear forum members.

I have been quietly following for some time and would now like to take the opportunity to gather some tips and advice. We are currently planning our house and would like to share our initial drafts with you.

We are completely flexible in the planning and want a functional home for 4 people. Important features for us are a kitchen island, fireplace, and walk-in shower on the ground floor.

We would appreciate any tips and suggestions, as we have never planned or built a house before.

Thank you very much in advance.

If you have to give something up, which details/extras
- can give up: many things except those below
- cannot give up: fireplace, kitchen island, walk-in shower

Why did the design turn out the way it is?

Design by GC planner based on sketch.

Could it be that you planned the house around the kitchen? It’s understandable if the sofa/TV area is somewhat secondary, but ultimately, a family wants to feel comfortable in the house every day. Life isn’t just about cooking 😉
No, we only used that as inspiration… having a niche for the side-by-side refrigerator isn’t necessary; it could be placed elsewhere. But you have to get your initial ideas from somewhere….

That also looks interesting, although I think the actual dimensions will probably mess things up again... A kitchen island would be important to us instead of a seating area.
That’s possible, as mentioned before, with an island. You would even save one door that way.

Here is the upper floor. Total: 145 sqm (1560 sq ft)

Do you have the dimensions/room sizes for this? I can’t quite make them out...

Here is the version with an island. The house measures 11 m by 9 m (36 ft by 30 ft).

Dimensions: 10.44m (34.3 ft) by 8.44m (27.7 ft). Look up the original "Starlight Stadtvilla 145". I have mirrored it.

You can put a stool in the generously sized utility room. It’s also better to keep wet shoes in the utility room—who wants to constantly trip over dirty shoes in the hallway...
We have a pretty spacious hallway, almost 12m² (130 sq ft), and I kind of regret it because it’s basically unused space.

In a 145m² (1,560 sq ft) house, you can’t design everything for peak events. Like everyone getting dressed in the hallway at the same time, everyone needing the bathroom at once, or having a party with 25 guests in the living room...

But everyone needing to leave at the same time happens quite often in a family, doesn’t it? Or do you not go on outings with your family? At least three people usually have to leave together daily when the kids are being taken somewhere.
We also have a relatively large hallway, and I am very happy about that. We had little space before, which was quite annoying. I find space in the hallway more important than natural light there. With enough space, you won’t trip over dirty shoes either 😉. In practice, the kids also don’t put their shoes in the utility room on their own.
