Hello everyone,

So far, I have discussed my topics in the thread "Procedure for Single-Family House New Build on an Existing Plot."

At your request, I have now created a new thread to show you a draft floor plan.
I would appreciate it if you could share with me any observations you have. We have an upcoming appointment where we want to provide the architect with our comments, change requests, etc.

Whether the staircase fits with the knee wall and roof pitch ... unfortunately, a corresponding sectional drawing is missing. It could possibly be a tight fit.

About the dressing room: true, the door position is not optimal, and we have also considered simply leaving it out. But for the cost calculation, it should remain included for now. I think especially on the upper floor, with stud walls, we can still optimize after the cost overview.

Regarding the wardrobe, it’s not about a carpenter-made piece but a “do it yourself” setup from IKEA components (to save costs). According to him, these will fit.

About the bathroom: yes, it does feel strange having the wall right in front of the door. However, we have visited a house built by him where the distance between the door and the shower wall was even smaller, and since the door is usually not fully open when entering, it didn’t bother us much. But we will note your comment on the door.

- We like the houses he built in the area, and the clients recommend him.
- He is very good at supporting and teaching self-build work, and according to clients, he is a “hands-on practitioner.”
- He is building the neighboring house at the same time and plans to use synergy effects; also, he will be frequently present on site.

The dressing room window is deliberately omitted for now but would be easy to add later. The reason is that we don’t see it as essential and there is no direct sunlight exposure affecting clothing, etc.

The staircase should work. The landing already adds 1 m (3.3 ft), plus 8 steps at about 24 cm (9.4 inches) each. That makes almost 3 m (9.8 ft) away from the wall.
