Hello everyone,

So far, I have discussed my topics in the thread "Procedure for Single-Family House New Build on an Existing Plot."

At your request, I have now created a new thread to show you a draft floor plan.
I would appreciate it if you could share with me any observations you have. We have an upcoming appointment where we want to provide the architect with our comments, change requests, etc.

You should estimate 250m3 (325 cubic yards) for the basement excavation disposal and an additional 100m3 (130 cubic yards) for the site grading. Ask the contractor about this right away.

Here’s the terrain model included. So it will be a tower in the east view after all. Roof overhangs of 80 cm (31 inches) and 100 cm (39 inches) are also quite expensive.

Do you have a budget of at least 650k?

This is how I would arrange the house, but without a basement. Instead, I would make the house a bit longer and swap the living room and kitchen. This way, the knee wall can be 1.8m (6 feet) high.

If you exclude the $180k for the basement and site grading, you could build something like this. 26-degree roof pitch, 1.9m (6 ft 3 in) knee wall.

Hello Hanghaus,

Thank you for your detailed input; I will take it with me on Monday. Regarding excavation, we have already received that information. We are currently in contact with local farmers and a well-known construction company to arrange where the excavated material can be taken. Being in a rural area, this is certainly a bit easier here than in other regions.

That’s definitely a good idea and was very much on our minds at first. However, we would be missing quite a few things: basement entrance (muddy entry), laundry room, sauna, office (which could possibly be upstairs, but it’s nicely situated downstairs with good natural light), basement bar (also nicely located with an exit, etc.), and storage room.

We don’t have a fixed requirement here; 5cm (2 inches) more or less doesn’t make a big difference. The current design option is what we want as a minimum. If it’s easy to raise, we’re happy to do so.
