Hello everyone,

So far, I have discussed my topics in the thread "Procedure for Single-Family House New Build on an Existing Plot."

At your request, I have now created a new thread to show you a draft floor plan.
I would appreciate it if you could share with me any observations you have. We have an upcoming appointment where we want to provide the architect with our comments, change requests, etc.

Please say something about the budget. We don’t want to be discussing castles in the air.

The basement/exit depends heavily on how important the aviary is. Only you can assess that priority.

What does the building permit / planning permission say about land modifications? Excavations of almost 2 meters (6.5 feet) are quite significant.

To clarify before the appointment:

Your planner has designed a ceiling height of 2.22 m (7 ft 3 1/2 in) in the basement. My plan specifies a minimum height of 2.40 m (7 ft 10 1/2 in).

Hello Hanghaus,

Budget: we aim to manage with our own work, help from friends and acquaintances, or companies (some self-employed: heating, building materials, excavation work, trucks, drywall installers, window installers, roofers) within 500k. The land as well as additional costs for the notary, authorities, taxes, etc. are already paid. The architect also has this information, so we are eager to see his cost breakdown. If in the end an extra 50k is necessary to implement our "must-haves," it would be doable.

There must be an aviary, so the house construction should not fail because of that. It might also be possible to place it elsewhere if needed.

We’ll take that into account! The architect said that his planned ceiling height for the basement would also be sufficient for the study and the bar. Maybe meeting halfway would be better? I could imagine going for 2.30 meters (7 ft 7 in).

If the basement rooms are intended for living purposes, the minimum height is 2.40 m (7 ft 10 in). Then there are also 15 steps from the basement to the ground floor.

I would be less unfamiliar with anything than to approach pumice with skepticism. This building material has always had a high market share here (and probably also in the Ahr Valley – what do you mean by water?).

Hello Hanghaus,
The question now is what is defined as living purposes. In this case, it mainly concerns a home office and a basement bar.

It’s nice and reassuring for us to hear that. We actually felt a bit uncertain about pumice blocks. There is very little information online, and most opinions are over 10 years old.

Could you please clarify your concerns regarding the design process? In the end, the planning was a several-hour meeting on site, which we basically thought was good.
