Hello everyone
We keep having disagreements about this topic.
How did you build your house? With or without a basement?
On one hand, I think: More space just means more room to store more stuff.
I have also considered compensating for the space by having a large double garage.
An attic would "also" be available then.
Hmm.....
I would appreciate your experiences.
I’ve also heard that not having a basement can be problematic because of moisture?
And cold from below?

We are getting a large basement replacement room behind the garage. That’s where my air-to-water heat pump will be installed.
This way, everything is on one level, and I don’t have to carry my supplies down and back up a cellar staircase.
However, it always depends on the individual circumstances: lot size, slope of the land, soil replacement, building permit / planning permission, and so on.
Therefore, in my opinion, it’s not really possible to say what is good or not.
We are satisfied with our decision, and that’s what matters. I hope you all feel the same!

Our considerations:
* How can we still have enough storage space?
- Utility room (including technical equipment) of about 10sqm (108 sq ft), space under the stairs, part of the attic, and the garage as additional basement alternatives
* What do I do with the basement?
- For us, it would be storage for stuff that hasn’t been used for years.
- Hobby room, which will now be in the attic.
* Disadvantages?
- Additional costs, possibly less living space on the ground floor, upper floor, and attic—where I actually need it (who wants to live in the basement?).
- Alleged loss of property value???
* Advantages?
- Flexibility ... better peace of mind and more security
Conclusion: We are building without a basement because we have ensured enough alternative space within the house and see more advantages this way.
Savings of about 30,000 EUR despite a plot that clearly begs for a basement.
In our opinion, only a full living basement makes sense, meaning the finished basement costs money and should have natural daylight, which reduces the knee wall height on the upper and attic floors => less living space.
Of course, these are very specific reasons related to the builder’s preferences, budget, and the plot including the local building regulations (building permit / planning permission).

*Conclusion: everyone according to their taste. However, the loss of property value is higher without a basement – at least here in Bavaria.
A basement is an "added value."
A house without a basement is harder to sell here...
I agree with Cascada, but I can only speak for our area. Here, a house without a basement is considered a large garden shed, and you really cannot sell it at the desired price.

In more traditional areas, people still generally consider a house without a basement not to be a proper house.
One advantage of basements is making efficient use of small plots of land by arranging living space cleverly.
However, times have long since changed.
