Hello.

We previously shared a first version here in the forum. We are still a small family with a toddler and another baby on the way.

Changes since the first version:
  • Garage moved forward by about 1 meter (3 feet).
  • Bathroom on the upper floor enlarged.
  • One room on the upper floor was removed.
  • Master bedroom now has more closet space.
  • The living room on the ground floor was expanded at the expense of the hallway.

Development plan/restrictions: Eaves height 3.80 m (12.5 ft)
Plot size: 700 sqm (7,535 sq ft)
Slope: no
Number of floors: 2 full stories
Roof type: gable roof
Orientation: street to the south

Client requirements
Style, roof type, building type: country house with a central bay window facing south
Basement, floors: with basement, living area on ground floor, bedrooms on upper floor
Number of people, ages: family with currently 2 toddlers/baby
Room needs on ground floor: besides living area, one more room + toilet with shower
Room needs on upper floor: master bedroom, 3 children’s rooms
Office: home office
Conservative or modern construction: hmm?
Open kitchen, kitchen island: no kitchen island
Number of dining seats: at least 5
Fireplace: preferred, more as a cozy supplementary heater
Music/stereo wall: TV wall
Balcony, roof terrace: covered balcony
Garage, carport: double garage
Utility garden, greenhouse: garden should not be occupied with an annex or tool shed
Additional wishes/special features/daily routine: work kitchen in basement

House design
Who designed it: architect
What do you particularly like? South-facing rooms on the ground floor
What do you not like? Wife doesn’t want a window behind the sofa
Price estimate according to architect/planner: 400,000
Personal price limit for the house including fittings: 500,000
Preferred heating system: air-to-water heat pump

If you had to give up something, which details/fixtures

I have been quietly following the old thread.

I really like the new floor plan and the changes that have been made!

Perhaps consider moving the door of Children's Bedroom 2 to the right side according to the plan, so that, as in the other rooms, a wardrobe can fit behind it.
Also, I personally think that not having a large shower included in the bathroom design is not ideal. A large shower is really great! Maybe move the bathroom door to the left side on the plan and place a shower behind it?

If I understand correctly, the hallway will be quite dark.
The kitchen is practically impossible to furnish—a 5 m (16 ft) run is too short.
The hallway on the upper floor will also be gloomy.

Much better:
a few things that still catch my eye:
1. I would move the front door closer to the bathroom; this way, you have a good spot on the wall facing the kitchen for a nice coat rack or wardrobe.
2. Kitchen entrance: consider how you want to arrange the kitchen later. It might make sense to move the kitchen door closer to the entrance so you can place cabinets along the wall facing the dining room.
3. The same applies to the children's room. Move the door a little away from the wall to gain more usable space.
4. If you widen the passage on the upper floor to the garage a bit (1.40/1.50m (4 ft 7 in / 4 ft 11 in) instead of 1.20m (3 ft 11 in)) – which means reducing the bathroom slightly – you have the chance to plan a larger shower. There is still room for a cabinet behind the bathroom door.
5. Install a skylight above the staircase to bring more natural light into the upper floor.
6. On the ground floor, I would either include a sidelight next to the door or alternatively add a window.

As mentioned in the previous thread, the kitchen will not look like the architect’s current design. Unfortunately, the architect is not able to handle the kitchen planning. He already does not implement everything we discuss during meetings.

We recently started the kitchen planning with a kitchen studio, and we have another appointment there next week. We hope to have a plan by then that we can share here.

We have been considering the kitchen layout. Originally, we wanted a closed kitchen, but now we also like the idea of an open kitchen with a roughly 3m (10 feet) long countertop on the west side facing the dining area, and a storage area on the east side. This could allow for floor-to-ceiling doors instead of a window on the south side. However, we still have some concerns about privacy and visibility.

Thanks for the suggestion regarding the lighting in the hallway (upstairs and downstairs). Do you have any ideas on how to solve that?
