ᐅ Basement Costs – Is the Slab Foundation Included?

Hello everyone,

I would like to get some feedback on the costs of basements, as I have been given additional charges for basements that are far beyond anything I have found so far in online research. We are not talking about fully finished living basements with floor coverings, underfloor heating, and plastered walls. Of course, insulation and windows are included.

For a standard basement: 690 euros/m² (5,700 sq ft)
For a walk-out basement: 720 euros/m² (6,000 sq ft)

And these are additional costs – the general contractor would save on the foundation slab. This seems extremely expensive to me. Or are these inflated prices meant to leave room for negotiation? What do you think?

Lists on construction topics found online are often funded by suppliers, if you ask me. They usually do not take local conditions or price structures into account. Often, they are also outdated or lack dates that would allow you to assess their relevance.

100k for a residential basement 10m x 10m (33ft x 33ft) is very realistic...

It would be interesting to know which option is actually more cost-effective. We are currently facing the issue that excavation and disposal are quite expensive here (€40/m³).

If you skip the basement and just add an additional floor instead, it should theoretically be cheaper since you save on excavation and basement construction. Although you have to pay for the roof structure in any case.

By not having a basement, you save on some windows but also lose some living space.

Most of the builders in our area who were able to buy flat plots have almost all built without basements. That really makes you think.

Civil engineering work is almost always more expensive than building construction.

Instead of building 2 full floors plus a basement, we could also build 2 full floors plus a recessed top floor (and possibly a basement as well, but we probably won’t find enough budget for that). However, we prefer the basement. One major reason is the walking distances. The main living area is typically on the ground floor, and from there, I need one staircase each to the upper floor and to the basement. To reach the recessed top floor from the ground floor, I would have to climb two staircases. Which less important, infrequently used rooms could I place in the recessed top floor to avoid unnecessary walking, and would my floor plan still work as a whole? Filling the "penthouse" with unimportant rooms feels somewhat wrong to me (more a matter of mindset).

If the budget for a basement falls through, the recessed top floor remains an option. However, this would require a more extensive redesign.

You would need to plan the utility and technical room on the ground floor.
The upper floor for the children and the attic space for the parents.

This way, there are no long distances inside the house. You don’t usually go to the bedroom very often anyway.
