Good evening everyone,
We have fallen in love with the floor plan of a concrete house supplier who has a show home park in Kaarst. We have already visited the house several times 😎. The floor plan is attached.
Here are the changes we would like to make:
- Mirror the kitchen to the opposite side of the living room
- Do not recess the front door
- Build up a wall between the bathtub and the door for seating or as a shelf
- Possibly a larger bathtub
The planned exterior dimensions are 10.5 m x 10.5 m (34 ft 5 in x 34 ft 5 in).
What do you think of the floor plan / any suggestions for improvement?

Are there a basement or attic? Otherwise, storage space/office/guest room is missing.
What is the purpose of two seating areas in the living room? I think that’s unnecessary.
Overall, there are quite a few corners everywhere.
The staircase could be wider.
Consider how far you’ll have to carry laundry from the master bathroom to the utility room... and back.

I don’t necessarily see the same issues as the previous commenters, except for the staircase. The laundry route can be solved with a laundry chute directly from the bathroom down to the utility room. In my opinion, the bed is well enough protected; you don’t have to stomp around like an elephant. The walk-in closet is small – but others don’t have much more space for clothes either. Maybe you could use shallower cabinets or shelves opposite to optimize it a bit. If the kitchen layout is mirrored, the upper floor must be mirrored as well, otherwise the plumbing will cause problems. Personally, I don’t find the kitchen island too tight – even for two people. But of course, you are free to adjust the design and use narrower cabinets or leave some out.
We decided against this design ourselves back then. Here are the reasons:
- The staircase looks impressive in the entrance area, but upstairs it becomes a narrow corridor and rather unattractive.
- In my opinion, the living room doesn’t feel cozy. The seating area next to the door feels like a passageway, and the corner in the back is always visible from the door. As soon as someone enters the front door, they can basically see all the way to the garden – which isn’t ideal.
- In the children’s rooms, there were just too many awkward corners for us.
You have probably already looked at many floor plans. Personally, I recommend the plans from another builder and would suggest you check them out again. Their name starts with R and ends with sch. 😉

- There will be two built-in closets with ceiling height:
1x between the children's rooms in the hallway
1x in front of the bathroom on the right side
- There will be a large garage with storage space.
- There will be a laundry chute from the upstairs bathroom to the utility room.
- The dressing room was also too small for us and will be enlarged towards the children's room.
- The kitchen layout is just an example shown in the floor plan on the website.
Regarding the acoustics between the bathroom and the bedroom:
What do you think about a nice sliding door in the bedroom?
Where can I find the floor plan for the house with the mixed facade mentioned?

DerBjoern9 Jan 2014 14:14If you plan to have both children's rooms occupied and reduce child2’s room in favor of the walk-in closet, you might want to think about how to explain to child2 that you prefer child1 😉
I notice several things that seem odd to me, even without exact measurements.
The pantry is pointless because it is too narrow.
Three toilets? How many people are you? I don’t see the point of a children’s bathroom, unless you really enjoy cleaning and mopping.
The kitchen won’t work as designed, but it’s probably just a sample layout.
The walk-in closet is wasted space; you can fit just as many clothes into a large 3m (10 feet) wardrobe. And if you have even more clothes, you might want to declutter 🙂
There is also the question of cost. In my experience, most show homes are unaffordable because many or all extras have been included.
I would sort that out before you start dreaming 😀
