Hello everyone,
So far, I have discussed my topics in the thread "Procedure for Single-Family House New Build on an Existing Plot."
At your request, I have now created a new thread to show you a draft floor plan.
I would appreciate it if you could share with me any observations you have. We have an upcoming appointment where we want to provide the architect with our comments, change requests, etc.
Thank you very much and best regards

I think it should work with the roof window. With the knee wall of about 1.4m (4 feet 7 inches), it works that way too. But a roof window also has its advantages.D

There are several Junos from Fingerhaus. I am referring to the Juno model home in Frankenberg. You can also see it in the picture where the clocks are hanging on the stairwell wall.

I’d rather wait for the architect’s version and their cost calculation. In my opinion, we’re building a castle in the air here anyway. My opinion as well. No basement – but overall larger and with a higher knee wall.

I’ll be away for 10 days then. Rejected! We need you here. 🙂

Constructing a 1 m (3.3 ft) wide raised garden bed Hello Hanghaus, I’ve made a note of that idea anyway. Regardless of how the slope will ultimately be supported, it would be a nice solution for the space between the terrace and the slope.

I don’t understand why a basement would need 3 exits. Fixed glazing is significantly cheaper, I wouldn’t want to spend money on aesthetics there. You even have 6 doors. 🤨
I’m curious about the architect’s cost estimate. We thought the same. As mentioned, he initially left it like this for aesthetic reasons. I think there is still room to adjust and save some money. Surely 6 doors aren’t necessary.

What’s the problem with that? Hello Katja, good find, there are indeed many similarities. We might be able to adopt some elements. But it feels like the hallway here takes away some square meters from the rooms, doesn’t it?
As I mentioned earlier, we were referring to the other Juno variant (just like in the Frankenberg show house).

8 steps up means roughly 8 x 18 cm (7 inches) = about 144 cm (57 inches). That means the landing is already approximately 144 cm (57 inches) above the ground floor level. But the knee wall is supposed to be just over 100 cm (39 inches). The landing itself is below the 2 m (6 ft 7 in) line in the roof area. Depending on the story heights, the top 30 to 50 cm (12 to 20 inches) of stair run, the outer tread, could end up with quite low headroom. To properly assess this, a cross-section drawing is needed. Hello kbt,
unfortunately, I don’t have the cross-section drawing, but I saw it at his place on Monday. The knee wall was at 1.27 m (4 ft 2 in). Does that help? I’ll have to provide the cross-section drawing later if it’s available. I’m requesting it.
The same applies to:

No cross-section, no further statement. hanghaus2023 schrieb:
Then, without a basement but with a lower ground floor (UG) and main floor (EG), you still have plenty of space in the attic. See the box at 2.0 m (6 ft 7 in) and 2.5 m (8 ft 2 in). Wouldn’t I then just increase the overall living area? I wouldn’t need as much space in the UG and OG if some of it moves into the attic?

Roof windows What exactly do you mean by roof windows here?

We’re curious as well, but optimistic that we will be able to work with the architect financially. Our acquaintances with houses built by him have confirmed this.

Hello Katja, good find, there really are a lot of similarities. Maybe we could adopt one or two ideas. It feels like the hallway here takes away a bit more square meters from the rooms, doesn’t it? I haven’t measured it exactly. But even if so, what matters is that the layout works. By looking at examples online, you can also clearly see what can still be adjusted if the hallway feels too large. For example, redesigning the wardrobe in the bedroom into a narrower sideboard. But those are basically the kinds of things your architect should recommend to you. Overall, I think it’s good if your general contractor is a man of action. But what’s missing is the planner who advises you and also a bit of an artist.

As I already mentioned, we meant the other Juno variant (just like in the Frankenberg show home) It’s almost the same, just mirrored.
